How can I make this bathroom look more modern? Selling home...

We are selling our home and buyers feel the bathrooms look "dated". The small guest bathroom is shown below. I invested in a new quartz counterop and new matching cabinet knobs, faucet and towel holder.


When you look at the photos, does the bathroom still feel dated? Most bathrooms today have white cabinets and showers. This one has beige laminated cabinets, shower and toilet.


Any suggestions for ways of making the bathroom look more modern and stylish without spending a lot of money? Does it just need better staging (e.g. nice hand towel, maybe a picture or art, different shower curtain) or does it need new vanity and/or shower ? Note, that I have not connected the faucet yet, so I could swap it out for a different finish if that would help (e.g. antique brass) and also could swap out the door hardware and towel holder.

    Toilet and shower look like they are bone colour but the sink looks white. I think the bone colour is what makes it look dated. You can always change out toilet to white but then you will have a shower that is different colour. The shower curtain covers most of the bone so might be okay.

    Remove all flowers and please replace the granny shower curtain. It’s the shower that is throwing things off - the wooden step up is odd. Maybe stack some fluffy towels in a container there.

    The beige laminate vanity doors are dated, but the bigger problem is the curved molded shower with the step up. No hand towels and new knobs are going to fix that. Sorry.


    You have two options: reduce the price to allow people to gut and re-do the bathroom, or re-do it yourself. The real estate market has shifted to a buyers' market, for the most part. People have choices.


    If you live in a market where people want move-in ready, that shower will be an impediment to selling. If your master bath is similar, that would be an even bigger problem. No way to sugarcoat it.

    Cahnge the shower curtain to something that catches your eye and be done .That shower is dated nothing will undo that .I agree price to sell and move on.

    Agreed on the shower. I invested 30k into kitchen and master bath already and they are beautiful. This is the 2nd bathroom, so not going to do a full change and I will discount if the buyer insists but they will love the other rooms. For this space, I just need ideas on how to best finish and stage for a few hundred more max (eg add towels, add rug, add pictures, change curtain, etc)

    In addition to removing the decorator pieces hide the toilet brush, and waste basket. New sleek shower curtain (steam out any wrinkles). Get an extra long one that can be hemmed if necessary to cover most of the shower. Bright fluffly towels set out will make it feel newer. All lighting should be enhanced as warm, face friendly lighting. A new vanity with white sink and white toilet will help especially if new owners want to upgrade those pieces will be re-usable. All hardware should be matching including the shower curtain rod. Bathrooms should be freshly painted.

    Since it’s a guest bath, you may want to consider a DIY tub refinishing kit to change it to white. Mount a curtain rod above the tub opening with a long curtain, in place of the existing shower curtain, to conceal most of the tub and use a fabric curtain liner inside the tub. Add a basket with rolled up plush towels on the step, change the toilet to white and remove the flowers as others have suggested. Remove one more item from the counter. Beyond that, changing the vanity, adding a frame around the existing mirror and a picture above the toilet tying in some color/interest would help significantly.

    Great ideas, thank you! Yes the rolled towels would give a spa feel. Not sure why the previous homeowner built the step ( maybe plumbing space needed?). I like the curtain suggestions.

    Re the shower. Place a regular curtail rod OUTSIDE the frame of your shower stall. Not inside it. Hang TWO matching curtains on it that reach from the ceiling to the floor. Beneath/ behind those curtains which will cover the plastic frame, hang a waterproof curtain, again covering the frame. Think floor to ceiling so the frame is invisible to the eye. Keep the outer curtains open. I would do a simple white or pale blue outer curtain. Check Pottery Barn for Belgian linen rod pocket Drapery in mineral blue. Floor to ceiling!

    I hope you did your kitchen and master bath years ago to enjoy, not for resale. Kitchen and bathrooms may 'sell homes' but they don't elevate the price!! If this one bathroom sticks out that's probably why you get comments. If it were mine I would have started with the bathroom EVERYONE sees vs the master. As stated over and over the shower is the issue. Is it a tub/shower combo? It's unfortunate it's raised so oddly. That is where the 'dated' is coming from. I agree that shower curtain is not helping but the shower is the elephant in the room and I would find a way to address it with buyers. "As is", "priced accordingly" or if you must an allowance for the buyer to remodel. But as suggested remove EVERYTHING from the counter/toilet. Clutter does not sell rooms. It gives a more spacious impression with nothing on countertops or floors. I would not invest another cent. It's a waste of money. If your home is priced to recoup your kitchen expenses--it's not going to happen. You need to lower your expectations. You are selling the entire home and my guess it's circa-whatever the bathroom is and even with a fabulous kitchen it's still a 19something something home. The housing market is in flux. Many areas are claiming major shortages, but still you want yours to be as clean, maintenance free and clutter free as possible. Price will sell it!!

    I would consider painting the walls a lighter version of the tub surround/toilet/cabinet so they blend in as part of the whole, and then do a White shower curtain, White towels, White accessories and a piece of artwork that incorporated the beige color, white and some other colors like green, that is in your potted plant. . I would not use anything brown as an accessory

    This isn't exactly the right shade, but I think the white that's in there makes the bone/beige look dingy. I think you have to use the bone beige wall color as a sort of camouflage.

    Arcy is on point. Do not spend any more money on this bathroom. Clean it and remove the clutter. Without addressing the shower, nothing will make it feel like a spa. Accept that.


    What is your Realtor advising you on price? You don't discount if the buyer insists, you price your property to sell in its current condition. That may mean taking $20-30k off the price. Move on.

    It's the shower.

    Clear off the counters, put the trash can and toilet brush under the sink.

    Spend $15 on a new off white shower curtain. Tie it back so that the whole shower can be seen. Putting in a shower curtain shows that the shower can be used. Omitting a shower curtain would make the shower look abandoned and unused.

    Spend $15 on a plush hand towel.

    Done.

    Buyers pick the best home on the market for the money that they can afford to own. It is always a choice between bringing your home up to the price you want to get and bringing the price down to what your home, in it's current condition, will bring.


    I do agree with others - the shower curtain inside the shower frame is highlighting that the shower is old. Put the trash can and the toilet bowl brush away. Take the flowers off the back of the toilet, take the white box with q-tips and stuff off the counter.


    Another issue is the ding in the wall beside the countertop on the sink. Anything that looks like your home was not well maintained will detract from the price and frightens buyers. Fix the ding and touch up the paint.


    Price having the toilet replaced and the shower and cabinet spray painted white. (Epoxy paint on the shower). If your handy you could DIY these tasks and spend just a few hundred dollars.

    I like palimpsest's idea of painting the walls a lighter shade of whatever the shower surround is to camouflage the aging beige color. White accessories with a new wider, longer, fuller shower curtain , in white too, will help. I always prefer a covered wastebasket in bathrooms as well.

    You are not going to fool anybody into thinking this is a spa. Make it look clean, fresh, and simple and price your house accordingly.


    Put clear shower curtain on the current inside rod. Then hang on the outside, near the ceiling a rod with a full length shower curtain. Get something simple yet contemporary.


    Do not put anything on the step. It will only draw the eye to the weirdness of having a step there.


    Fresh coat of paint similar to the toilet and cabinet color. Shiny chrome knobs and chrome faucet and handles. White fluffy towel on the ring. Good-bye flowers, put one nice soap pump out and put everything else away.


    Put bowl cleaner and trash in the cabinet. Organize the cabinet drawers.


    Hang a simple print on the wall above the toilet.


    When we listed our house put on a fresh coat of paint, new shower curtain, mirror, sconces, new vanity, and towel bars for about $500. Put a piece of wrapping paper in a frame above the toilet. Nobody was mistaking this for a posh spa. But, it helped present a clean and updated look.

    If you have a carpenter or handyman you trust, ask him to make new doors and drawer fronts for the vanity. Paint them white. That will update it immediately. Add simple hardware the same finish as your faucet.

    Buy a white toilet.

    Do the shower curtain as was suggested - outside the edge. Use a patterned curtain with some soft green or blue in it.

    Paint the room now that the beige-y cream color is gone. Use a soft color in the new shower curtain.

    Remove everything but one towel and one soap dish with a new bar of soap. If your realtor can’t sell your house after this, find another one. A single dated bathroom should not prevent a sale. A discount for redoing it can be offered, but the suggestions here are simple and not anywhere near $20,000.
