Living room with 2 focal points how to layout?

I recently purchased a riverfront home. The pictures I've attached are from the listing and the furnishing where the previous owners. I plan on doing some updates, like closing the wall with the double doors and possibly remove the built in entertainment center. My question is the layout. Clearly the fireplace and windows facing the rogue river are the focal point however there is this large open space behind it. I would also need to layout the space where a TV could be added. In addition, the front entrance runs right into the main living area. I need some help or suggestions on a layout. Thank .you in advance for any suggestions. Teresa

    I'd keep the entertainment unit and paint it the same color as the wall.

    get swivel chairs so you can easily enjoy the fireplace and the TV. Beautiful views!

    It is too crammed with bulky furniture in the listing photos to even hazard a guess.

    You need access to the house - or wait until a move in and use a tape measure and paper,...We need a fully dimensioned, every wall window floor plan.

    It looks like making to separate seating areas, one for the fireplace, and one for the TV area would be the way to go. However, you might consider doing two chairs flanking the fireplace and then have a sofa face the current entertainment system. Even if you rip the entertainment system out, the TV over and console, will work there. Then you could look at adding another two chairs depending on if you need more seating in the TV area.

    Congratulations on your new home! Very beautiful! Did they provide you with blueprints of the house when you bought it? If so, you could use that to post measurements of the room and adjacent rooms. as mentioned by others, that would be very helpful and make it possible for us to provide you with feasible suggestions.     I know you'll wait until the house is empty and you are in possession, but the thing that stands out to me is that none of the furniture is actually taking advantage of the windows and view. In the seating closest to the fireplace, the fireplace blocks the view and the furniture near the built ins is also centered on the fireplace.

    I'd be thinking about some creative arrangements so the windows are incorporated into some of the seating areas. That might involve getting rid of the built ins.

    Congrats on a home with gorgeous views and natural light! Let’s go back to the step where you explain your needs and preferences. Is this your primary home or a getaway second home? For bad weather days, do you need to add a coat closet or is there already one in that wall that is perpendicular to the front door? Will the front door be the family entry or only for guests? Do you want to spend money to make an entry hall that steals space from the LR or can you get used to the front door being part of the LR? For seating needs, how many people will usually be sitting in this space? Will you host a large group frequently or only once a year? TV viewing and conversing are rarely compatible at same time. Will this be mainly a conversation room with fireplace focal point or mainly a TV room that happens to have a fireplace? Will everyone watch the same show together or will some opt out and go to another room for a different show or to read/talk/do a hobby? Will the TV be used a lot for gaming so you need a sofa with wider chaise end and no arm rest? Where can TV sit to avoid glare from windows, or do you plan to add blackout drapes? How big a TV will you have, and how far away must the seating be for optimum viewing?

    I don't like the runway made from rugs the previous owners made coming from the hall and right through the middle of the room.

    Get one big carpet to unify the space and have seating on it in a big L with one side facing the fireplace and the other the TV.

    I’m assuming it’s a beautiful view of the river but feels cut off by the big wall and fireplace. This may be a bigger renovation than you want to do but I would remove the fireplace from that wall and add windows there. On the wall with the entertainment unit extend that wall so it covers the hallway and you can’t see into what’s at the end of the hall. Take out the entertainment unit and design a new fireplace/tv area along that wall. Design/furniture layout will have to be determined once you have actual measurements
