It’s a 1-bedroom, 1-bathroom layout with a small loft above the bathroom.

Key Details:

Scissor truss vault (~4' total vault—happy to clarify if needed).

Windows stay as-is (not moving any interior windows).

Entrance is on the north side.

Climate: SW Washington (no major sun issues through windows).

Heating & Cooling: Single mini-split in the living room above the entrance door.

Electric On-demand water heater will be above toilet on the wall (couldn’t fit a standard one)

Bedroom: Sliding wall-mounted ladder to the loft (attached to the wall, slides out but doesn't detach).

Bedroom: Two 24" French doors to the bedroom to allow light to flow into the living room.

We’ve been tweaking the layout for days but would love fresh eyes—any recommendations?
