dilemma on best layout of furniture so it can flow nicely ( furnish )

Hi dilemma on two bedroom condo . What furniture to get that will make the condo seem well placed and flow?.Modern furniture preferred , for son's condo.But something that is timeless also. The appliances will be changed to stainless steel or cafe white .

    Please don't marry yourself to a sectional. It will have ONE way to go, only.

    I assume a young man wants to see that tv from the kitchen : )

    Couch and a couple swivel chairs will move, and allow some flexibility

    Console table behind the couch..and you can tuck a couple stools for additional seating beneath.

    I'd offer a couple options, and one could be a sectional for lounging with a large ottoman which now works as a table too. Large tv can now be spaced close because of high pixel count.

    Yes, Jan, we want to see the TV from the Kitchen! I would remove her sofaback console table and move the sofa and swivels a couple feet further from the TV.

    A console table on the angle wall as shown replaces the sofaback table.

    Hi ! Thank you for answering to all. Unfortunately the only place to put the tv on the wall is on 10' wall ( please look at layout provided with dimensions).

    I do agree on a console table on the angle wall will look much nicer with a piece of art or mirror .

    Jan thank you for moodboard. Lantern Visual ty for your insight any moodboards you can create to get a better idea pls. Agree totally with sofa being sleek and modern . Looking for modern but at same time timeless.

    Would you not place sofa or sectional on 12' wall. Tv on 10' wall,with tv storage under. Console table with two poofs under for extra seating need be . Big art or mirror over console table. I dont know if that is ok since tv will be on 10' wall.Keep the flow between dining area open ? If I place the sofa where Jan( designer) has put on drawing it will be cramping the space between sofa and dining chair ( whether round table or rectangular).

    Jan I had not thought about putting the tv on 12' wall because of the lack of space between dining room area. If the sofa is a three seater it would probably interfere with the entrance to the balcony door . What do you think ?

    The only place tv can go is 10" wall.

    Absurd, Why because that is where the cable comes out? Because there's a receptacle to mount it?


    Get the AUDIO GUY. You can put a tv anywhere you want. : )

    Ty Jan Moyer for the insight . Like I said I did not think of it.🤷‍♀️ I will have to measure the dimension of a three seater sofa if it will close up the space or not leave enough space for one to go out to the balcony with ease.

    Olga, if I'm reading your drawing correctly, there is 12 1/2 feet between the doorway and the wall where Jan put the TV. 18" for the TV console, plus 12" of open floor between the console and the rug, plus 10' for the length of the rug, and the rug ends just at the edge of the doorway. The sofa is entirely clear of the doorway.

    144 inches less an 84 inch sofa, leaves 60 inches.

    18 on he left and as much as 42 on the right to pass

    It's your drawing - at 1/14 inch scale to a foot.

    With Amazon TV, A fire stick, you don't even NEED cable. You can stream. A tv can be anywhere

    Young people rarely subscribe to cable these days

    I would like to hear form your son as to what he needs for his comfort. I might help but for sure not post for help with no idea of what he needs and even his style he is drawn to. I agree TV anywhere so that can or not drive the rest . I think Jan's layout is grat but how do we know since your son is not in on this conversation. I have a 6'5" son his needs for furniture musch different that some one short . He loves his recliner I hate them . At least get some pics posted here in a style you son likes .

    Hi ! ty but my concern is not the doorway measures of the condo entrance ( main door to condo) but to the exit of the balcony door .That is where part of the dining room table will end . He is not keen on round table ( dining table ).

    As for his style we both have the same style and have discussed all. I do let him know the responses to the dilemma feed . I showed him the sketch Jan Moyer provided and he does not like the position of sofa there. He feels there will be more flow if the sofa went on the 12 inch wall. He is not a designer but that is his take on where it should be positioned.And he does not really care to watch tv from kichen island or dining room . Therefore, if anyone can make a mock it would be appreciated with the sofa on 12 inch wall please. He likes modern furniture .

    Update, my son chose his sectional . Any ideas of tables ( side and living room table for the space that is conplimentary with the kitchen and dining area )? Not mocks but actual photos of items . Ty

    As far as dining table rectangular or round would be better for space ?

    For a color scheme your son is lucky has both warm and cool wood tones in the floors and the island. So he can do the same and mix grays and browns in furnishings.

    Here is our living room and we use a leather ottoman with storage and lids that flip over as a serving table. I don't think this espresso color is right with his sofa.

    -nevermind the tv on the floor.

    IKEA has nice Besta furniture for TV console and storage in different configurations, colors.



    For a dining table, a rectangular table has so much more room for place settings and serving platters. It can be at an angle or lined up depending on the space.

    Have you been to IKEA?....we love it! Plus they have a very nice cafeteria.

    You can see IKEA floating shelves in Espresso in our living room photo. We added the wood trim.

    Buy the tv console first. Then side coffee table. He doesn't even need side tables. There are no comfy arm endings and nobody will sit at the far ends! Put a cool standing lamp at each end.

    No offense, but that is one bad looking , un comfy looking sectional, pretty dreary, and sorry.... "Flow" ? whatever ,it's his condo : )

    I would get the largest thickest comfy wool rug with a nice thick carpet pad underneath. Big enough so in a gathering, people can sit or sprawl on the rug to watch TV comfortably.

    Also 18" sturdy throw pillows to prop themselves up.

    Poufs instead of a coffee table make good back rests...at least two.

    I speak from experience lol.
