Converting small outdoor storage room to useable room with bath

I have a small outdoor storage room about 7.5’x16’ (interior dimensions) that I was thinking of converting to a room with half bath. It shares a roof with the house. I would use the room maybe to sleep in as a large house will soon be built behind my property, near my master bedroom. The storage room is on the other side of the house and I think it will be quieter. The properties are an acre, so there is some distance.

I was wondering if anyone has ideas for the design, especially with bathroom location (I think should be on the far right), and also other ways the room might be used. I am thinking it could be used as a shop? I do not want to add windows, as I am going to apply for historic status and I dont want to disrupt the architecture. But, there are two doors that I think I could make glass doors with glass sidelights above them. This would mimic the glass carport door and entry glass pivot door. Or I could do a painted half glass door as well. These would effectively serve as two windows for light.

I am just trying to mull ideas over right now. I do have a contractor and realize it will require a permit. I would also have to move the hot water heater, add ac, remove a wall making it two rooms. There are some hurdles. It may end up being too expensive. I could skip the half bath as well. Thanks!

    I too have concerns about the architecture of your house. I do not remember how the other changes to your house went, but could you use the same architect you used for those projects on this project in the best interest of the preserving or enhancing the current architecture?

    Thanks Mark. The only change is the two exterior doors will be partial or full glass but they open to the carport and are not visible from the road. I would also see about putting an side lite over the doors for more light. I would leave the walls alone and not add windows. Everything would look the same except for the doors.


    I’m trying to figure out how to do a bathroom. I feel like the bathroom should be on the far right.

    Bathroom will need to tie into sewer and water. You probably already have electric. The toilet space, ime, needs to be 5' long instead of 4.

    @dan1888 yes, I have water and sewer line close by. how long do you think for the total toilet space including the sink? I’m wondering if the sink should be outside the toilet room in case it’s used as a shop someday.

    I think every bedroom has to have a window.

    Minimum dimensions for bath.

    Thank you @BeverlyFLADeziner . This is helpful. I think the 54x54” plan would work. It will have two glass doors with windows above. I would think that would work? I could always convert a door into a window, but that seems overkill.

    This is the door I currently have from the carport into the house. I coulld do two of these or something that blends in better, like a white steel door with half glass and glass fixed pane above it.

    You can use a Toto washlet toilet and not have a sink in the toilet space.

    Thanks. I think a sink would be good in case someone uses it as a shop. I thnk it will fit okay. If I make the bath 5’long, there’s 11 feet left along the wall. I’m thinking it could be a really fun colorful space.

    Your home always brings back memories of childhood. We had a home with the same vibe when we lived at Holloman AFB in New Mexico. The 'storeroom' was in fact used as my dad's shop. He built us barbie doll beds one Christmas along with a crib for my sister's baby doll. Great memories. You are anticipating an issue that might not come to be. It's good to have a plan but I doubt it will be necessary. Plumbing always adds to the cost in a major way, but I can see it's necessity if you ever use this room for sleeping. How does a toilet take the place of a sink where we wash hands??? ewwwww. Outside doors in bedrooms always make me cringe. Add the glass and no thank you. You would have to curtain them...that is always awkward. Here's hoping the project isn't needed!!

    A washlet toilet takes the place of a sink in the same small room. There's a sink for hand washing in the outer room

    If I remember right you have a pool. Do you currently have a bathroom that is easily accessed by anyone using the pool?

    At 7.5' wide I'm not convinced that is is large enough to accommodate a new bedroom. What does you local code say about minimum room sizes?

    @dan1888 thanks! That’s a good idea, but it might be kind of expensive. I will definitely think about it.

    @arcy_gw That’s great to hear. My grandfather had a detached garage in his midcentury ranch also He used to make us toys and I loved the smell of the shop. I wish it were not true, but the house will be built and may be 10000 sq foot or more. I agree - outside access is always a little un nerving. Luckily I have two big dogs. :)

    @Norwood Architects Thank you. Good point about bedroom size. I looked up bedroom size and the only size mentinoned is a minimum of 70 sq feet for my city. I thnk I would only use it temporarily as a bedroom with a single bed. I’m trying to think how else I could use the space. Yes, the bathroom would really increase the cost. :(

    I could also just do the room and skip the bathroom. The front door of the storage room is like 5 feet away so easy access to the house.

    @Mark Bischak, Architect That is very funny,. When my father built his beautiful house, he insisted on only two bedrooms to limit visitors (in-laws). The pool has close access to the house so I think that is okay for bathroom use.

    So it will be your casita, not uncommon there at all. Are you planning to sleep there only during construction of the new house? Then maybe the birds will like to use it for a weekend getaway?

    @just_janni Yes! I see it as the same! And if I run out of beds with family visiting, I could see my young nephew enjoying sleeping in there. I might sleep there during the construction, and also on days off work if I want a nap to get away from the noise. I think it could be fun and decorating it would be a blast. It's small enough, I could do some fun stuf with nicer tile....like a fun colored white patterned tile...maybe white fireclay star/cross and saturated colors for rugs and walls...


    @bpath I would use it for something else also..I want to start painting, so could use it for that or maybe I'll take up pottery lol. The birds is a great idea! When I have family visit, I could move them in there so the house is quieter. I feel like there are a lot of great opportunities for the room. It's nice for storage, but everything I put in there, I've never taken out! So that means I need throw out/give away that stuff.


    I have a really nice white floating concrete counter/sink at 56" long that I removed from a bathroom. I wish there was a way to use it, but I think it's too big.
