Exterior Update for 1980s Florida Home

Please advise on how to update the exterior of my 1980s Florida home.

One idea I liked was using Romabio Limewash to update the stone or leave it as is. I am curious if anyone has feedback on using this product.

The shingled roof gets constant debris from the oak trees, so I would like suggestions about a color that is not too dark or too light. I am thinking of choosing Cool Driftwood, Pinnacle Sun shingles from Atlas. Something that would go with either cool or warm paint colors. I


I am not changing the screen entryway, so would white windows work, or should I stay with the bronze?

I like the roof of this Houzz photo below, but can't find any product information on the shingle color or the manufacturer. I also find the paint colors very cohesive. Nice job!

    I live in Florida. If I were replacing a roof, I would NEVER select asphalt shingles again. Look into a roof with a longer life span than 10 years. I know the shingle manuf will tell you 20 years, but your insurance company will make you replace the roof after 10 years.


    Consider some type of aluminum roof that is thick enough to resist denting.

    Stick with bronze. Do not start adding white frames to your house.




    I would select a deep palette for your contemporary home.

    Thank you for responding, and I love the photos you included and will check the cost of a metal roof. I am in my 70s, so this will be the last roof/windows I will need to replace.

    I'm 73...............then go with the asphalt shingles unless you have excess funds. The corrugated metal will be much less expensive than the standing seam roof.

    Also in FL and I have lived in two different cities/states where the Oak trees were protected, but that doesn't mean you can't give them a good pruning. Usually you can prune a good 30% of the tree and remove the large limbs overhanging the roof. Removing dead branches is good for the trees and limits some damage during hurricanes.

    I would not touch the stone but choose a color from it for the siding and the garage door then go to work on the landscaping it will do wonders for that house .

    I wouldn't spend a cent until you find out what can and cannot be done with the oak trees. Spend your money there first. Then, proceed on with your exterior upgrades. I understand, from a neighbor, that Florida has its rules and regulations on when you have to put on a new roof (or rather the insurance companies). If yours is still okay, and once the trees are either removed or trimmed, power wash the roof, clean the gutters, etc.

    Leave the black windows and yes, consider Beverly's photo of the dark exterior.

    Roof and windows are huge expenditures. Avoid replacing at all cost.

    I have the oak trees trimmed periodically, no regulations where I live out in the country, and I agree they are way overdue. Windows are original, leaking and screens are missing. Both projects and the painting are major expenses but still better than moving. House structurally is still in great shape. I will have to play around with the Sherwin Williams website, thanks for the visual!

    Windows? I am on Cape Cod and new build, remodel, or replacement windows are now hurricane approved, mandatory. Meanwhile we haven't had a true hurricane since the early 90's. (In my next life I am going to own a huge insurance company.) I looked up Florida. Did you know there is a grant available to you?

    I think I still would replace with the black and the exterior in a shade of black. There are some beauties which have distinct undertones that veer from black/black. Examples of the stone on dark.
