Looking at the new floor plan, I think you could place a round dining table in the dining area, with 4 chairs. Then place the sofa on the wall on the left, and the TV on the wall on the right. Place the bookcase on the wall where the sofa is going, kind of between the dining and living area. Club chair to the left of the sofa.

I might need to make one comment with one photo at a time, so here is a picture of the little console table that the TV will go on. It’s not very big and we wonder if that wall on the right will look bare. He has some large scale travel posters he could cluster around the TV, though..

Here is the current furniture in placed at scale inside the new floor. This is using an app and PowerPoint - not great at this! - but yesterday, I put the bookcase on the same wall as the TV. Those are the blue rectangles. The tree is toward the window. The round end table and lamp are near the rooms entry. So, swap out the tree, the end table, and the book case? Thanks!

With the bookcase placed where you suggest, I put the round end table at the other end of the sofa. Bumped the whole seating area closer to the window. The pass-through window into the kitchen and the bump out of the dining wall have me confused on where to place a table but maybe my estimate of size is too big. Better?? Thanks!

Wondering if I should use the ficus tree on the left to cover the less than great view..
