tankless water heater for spare bedroom?

We are in the process of building a 5000 sq foot walk our ranch. Water heater will be in the lower level with a recirculating pump. We are adding another guest bedroom with bathroom above our garage space - it will be the only space on the 2nd (or 3rd) floor and used very infrequently. I wanted to put a tankless water heater in that space for the bathroom only. Plumber thinks we just add it to the recirculating loop, but that seems like a lot of waste operating every year since it won’t be used much. Is he right or do I still request a separate tankless unit??

We have two separate tankless heaters. One is near the master bathroom on one side of the house and the other covers the guest bathrooms, kitchen and laundry on the other side of the house. Our house is a wide one story, so it made sense to have one at either end of the house.

Our recirculating pumps have been adjusted a few times and don't always work as advertised! The App always seem to have issues. You might still have to wait a few minutes for the hot water to get to you. The recirculating pump also wastes energy and kind of negates the advantages of tankless. You are better off having a couple of smaller tankless units with no recirculating versus one large one with recirculating.

Ours are propane since we have a large buried tank.
