Island prep sink, place near main kitchen window sink or other side?

First is map of kitchen, second is photo of island & of model kitchen. 3rd & 4th are inspo photos of where to place. Also how many inches should i leave on the side of the sink? 3” trying to not place it more into the island to leave cabinet space & pull put trash, which im debating if its even worth sacrificing a cabinet for a small 2 trash bin pull out)? Thanks.

I see no reason for a prep sink in this size kitchen. Never ever would I put a prep sink or any sink in an island that will be intended for people to sit/eat at.

    A spec build.....

    How much can you change?

I'd want more this, and I would definitely want real venting, and NOT a micro over a range.

I'd put trash right of clean up sink - hardly a long walk .

More garbage occurs on clean up than prep but that's up to you.

For me, the only DOOR base lower....? The sink bases. The rest, drawer storage.

Hate that cabinets don't go to ceiling....: (

I agree, i don’t think the space needs a prep sink - fwiw in our smaller kitchen we did a larger sink under a window with 2 faucets and it provides a lot of utility.

I would not want that single extra cabinet on top for the hood exhaust, I would do a lot to avoid that

IMO go get a good kitchen designer now before this is a real mess .A prep sink directly opposite the range is always a bad idea ..A walkin pantry that is not functional ,way too many things wrong about this layout . ADW that opens directly into a entry point

Have you put a deposit down on the house?

Do you have it in writing that they will agree to these changes to the floor plan and kitchen? Most production/tract builders won't make these changes, even if you are willing to pay for it.

Or is the plan to gut the basic/standard kitchen and replace with a custom kitchen once you own the house?

I believe you posted your whole floor plan elsewhere? Is this a tract build?

Disregard. I was thinking of another name! I actually don’t dislike this plan as much as others but I do like Jan’s redesign better. Depending on what you are “allowed” to do change wise I wouldn’t bother with a prep sink at all.

I’m almost always a fan of a prep sink (with disposal if possible) if there’s space. Don’t center it on the island - you want as much prep space as possible. Left or right end depending on if you’re left- or right-handed (think cutting veggies and swiping them into the sink).

    Counting........

It is a 13' walk from fridge to sink. Just sayin, the house plan/kitchen plan is not great, and I definitely would want a little prep sink - 18" would do it.

I see NO issue and at least get the darn fridge in a direct path.!! to the sink.

I’ve never seen a walk-in pantry that didn’t have stuff on the floor that didn’t need to be. They always seem like a waste of floor and air space to me, dedicating space just to stand in.

Could you do this: make the kitchen an L, moving the refrigerator over to the L counter run? Then, where the refrigerator is shown now, make that all reach-in pantry. And then, the leftover walk-in pantry space can be given over to the laundry, giving you a lot more room to work and store things like cleaning products and tools, or yes, anything that didn’t fit in the reach-in pantry, or add to the drop zone from the garage. The reach-in could also be all cabinetry, or have a bit of counter, lots of options there.

Where are the bedrooms? All on the second floor? A master BR on the first floor?

I would want the Laundry Room close to the bedrooms. That means if all the bedrooms are on the second floor, that's where the Laundry Room should be. If there's a master BR on the first floor, then most likely I would want it on the first floor unless I had several children and this was not my forever home. In that case, I would put it upstairs with the children's bedrooms.

    Why?

95% or more of your laundry comes from or returns to the bedrooms. Sure, you may have some dishtowels and dish cloths, but how much of your laundry do they comprise?

Sheets, towels, and, the most, by far, clothing are all in or near the bedrooms. Minimize lugging laundry up/down the stairs and across the house by placing the Laundry Room as close to the Bedrooms as possible.

    ^^^: )

    I'd agree 100%

    But the resistance comes from......pick

    I do laundry when cooking

I do laundry when watching tv/movie night

I do it all while I ma baking

While I am helping with homework at the island

    ..........

I can tell you my experience is the second floor laundry gets left to mildew, wrinkle, and whatever does get clean and dry?

They treat it like a closet.!!!!!!!!! It never gets out of laundry PRISON.

Most times it doesn't get out of the prison......no matter the locale.

    You've NO idea what I see: )

Heres the full layout of the house, its a single story. its a track home so there isnt a lot of changes i can make. there is a kitchen appliance package they give with a built in double oven far left of the fridge area, a built in microwave into the island, and a bigger hood above a cooktop instead of slide in range but that is $15k and not the appliances i want either.

    Things I’m going to do:

    - Im definitely going to a bigger hood 30inch under cabinets above a cook top or a slide in.

    - Going to do a prep sink, i like it for thawing meet, cutting vegetables, snacks, etc. but i think i will put it to the left of the island since im right handed and leave 3 to 4 inches (whatever is enough without losing the second cabinet adjacent to sink space).

    - Im not going to change much to drawer options as these are shaker cabinets but the drawers dont come with the shaker design only the hardware and larger drawers will be more flat & look tacky, smaller you can kind of get away with.

    - Im going to keep the walk in pantry but i can remove shelves and rearrange things the way i want. I want to use this space for appliances and coffee area, so im going to put more outlets and granite here and a plug in vacuum & etc. I cant do the L shape bpath suggested and take away the pantry because the builder wont agree to that many structural changes & i dont wanna spend that money afterwards. But theres an option for oven & microwave in the pantry.. idk if my husband is keen on the idea since pantry will have a door & idk if i would regret that or not as this is our first home. i def want a walk in pantry cause we cook and store a lot & i dont have one now & have a cabinet pantry i dont like. i can also store other things in pantry & shut door cause we arent using 2 garage for storage only for 2 cars. and my 1 car garage im going to use for a small gym.

    - I do like Jan’s suggestion of the pull out next to clean up sink. id like to keep dishwasher to right of sink tho.

Things im debating and need help with:

    1. If they cant do a pull out garbage next to clean up sink, should i just omit pull out garbage & keep a stand alone near island?

    2. if we decide to do a slige in oven stove range combo & upgrade to bigger 30 inch hood under cabinets or maybe even rip out those cabinets and a get a longer hood, where should we get a built in microwave? i was thinking next to sink uptop to the right where they can rip out those cabinets?

    3. Other option is where the fridge is we are gonna hire the cabinet guy afterwards & have him redo that whole section & then yes maybe we can do fridge right across, oven & microwave to the right & to the left instead of tall storage, we’d do a beverage 24 to 30 inch fridge with cabinets on top. We have to see what the cabinet guy will charge us to rip all that out & redo it lol sigh

    4. I hate that cabinets dont go to ceiling, they wont make that changr for me but again i can see what the cabinet guy can do after, i dont want to do cabinets cause its going to cost too much & then id rather have the cabinet guy do some flat slabs of wood to cover that awkward space.

The only reason we’d do a slide in is cause we save a lot of money instead of cabinet guy having to rip out that whole middle section to only put a 30 inch cooktop. if he does any bigger cooktop then i have to redo cabinets to left and right of the stove area as well & in trying to stay in a budget

No. no no^^^ just no. You will trip over a hanging dishwasher door with two in the kitchen. No. Dishwasher goes LEFT of your sink and you avoid putting it between cooker and sink!!!

Yes that a typo, dishwasher will go to left of sink. I could do a pull out before dishewasher to left if it saves me more cabinet space or to the right of the sink. And I’m also if they dont allow me to a trashcsn pull out then maybe i will just omit from having one & will do a stand alone trash on right of island near the kitchen main sink. I feel like a prep sink to thr left of the island will be better cause im right handed even tho trash will be on other side of island to the rignt. i was thinking of omitting all the shelves in thr pantry & just redoing the pantry afterwards and thats another area i could put a beverage fridge. def planning to use that area for countertop plug in appliances tho, pantry & some storage.
