We need a lot more info like where is this space in the house? Wher eis the other plumbing in relatio to this space . A media room an office and guest room do not work together in my head. will this be the only TV space when done ? Do you work from home ? If aguest room you NEED a bathroom. Waht simply shows IMO in real life could be a bitt crammed but the idea is good

2. Primary functionality would be a media room and office. But would be nice to have a sleeping space for guests. There's also only one other bedroom on this floor that I wouldn't want to force a guest to share with a child. There is a family room on the first floor, but since this will be multi-gen home, multiple TV spaces is important.

3. Yes, WFH in this case. But could work elsewhere if need be.
