Exterior home build options

I can not decide between Farmhouse and Signature home style for the below build. I like a mix of both. I like the metal porch roof and the wood beams but like the double porch roof of the Signature and the two reverse gables and their windows too (with no shutters). I like the color of the farmhouse too and the baton board, not sure if I like the brick of the Signature. Is there a program or even someone on this site that could assist with a makeup? combining both into one rendition? Tranquil | Outlook Homes homes

    ahh, yes, thank you. Yes the options of Farmhouse and Signature only. Looking for options to mix both, like the raw wood beams of the farmhouse and the black window trim possibly, not sure how to tie it into the Signature home style.

    No fake dormers unless there is accessible or living space up there. It looks awful when you can see the trusses from the street, telling you it is a useless dormer.

    Black windows limit your options for any future exterior color changes.

    A 19x19 2-car garage isn't very spacious if you have two large cars/SUV and plan on also storing things in there. My suv is just over 17 ft long, so a 19 ft deep garage would be tight. Depending on the grade of the lot you might end up with more than one step from garage into house, which would eat up even more of your depth.

    Yes, I dont want the dormers. The space in attic is not livable. I want everything of the Signature house sytle with reverse gables but I like the wood beams that the farmhouse on the porch instead has. I like the metal porch roof too and the colors of the farmhouse, hate fake shutters.

    Note that going with gables might change how the window placement of the Farmhouse looks.

    somewhat like Aspen, just another gable. I'd like the windows of the Signature along with its gables. Just want a farmhouse look and changing the porch columns to exposed wood helps and with metal porch roof. Not sure about the brick and the colors of the Signature though.

    You probably need to learn from Outlook what is allowed, and if so how much extra it will cost, before going further on thinking about changes.

    Just be sure they give you pricing for all this as typically developers with house plans make a good portion of their profits on change orders and a redeisgn will end up being a hefty price tag as it takes it out of their construction guys wheelhouse. You may want to look at an architect to draw exactly what you want rather then a builders typical "draftperson" who really is not much of anything other than someone who knows CAD and is givine a direction to run in.

    It should be fairly easy to change the Signature to having a porch like the Farmhouse and not doing the stone. It looks like a simple change in terms of plans and structure.

    First thing I would do is align the dining area with the family room (to allow more flexibility) and move each bedroom to each corner of the upstairs (to allow for more windows) then arrange the bathrooms to allow for it. A lot of improvements could be made.

    But maybe that's not what the OP is asking.

    more worried about the exterior, picking siding and colors is tough. One thing I might do is extend the garage out a foot or so from side, 6" from front maybe.

    Closets on exterior walls are asking for trouble in cold climates unless there is meticulous attention given to insulation, i.e., not Code Minimum.

    Can't say any of the photos presented are appealing. The last photo (house with wood columns and 3 front facing gables) is the best of what I see. Even that could use improvement. The porch columns are undersized and I'm not sure about using board and batten exclusively. Might suggest leaving the board and batten in the gables and using horizontal siding on the rest of the house.

    adding a backdoor, adding a closet master door, might move whole left side of garage over a foot for bigger garage. Any ideas?

    It will be easier to change the exterior finishes after the construction is complete than change the interior layout after the construction is complete. Consider making sure the layout is good before selecting finishes. You will be happier in the end.


    Food for thought (making the 'D' (flex) 10' x 10' and other changes).

    Will you move the mudroom/laundry/powder room wall over, too? There’s a lot going on in that small space. Even just that extra foot gives you some options for getting traffic out of the kitchen by moving the doorway to between kitchen and dining.

    How will you use the ”flex” room?

    Upstairs, in the hall bath, do only one sink. The bathroom is small enough that two people will almost never be in there at the same time. Go for more counterspace and a bank of drawers.

    In the master bath, think about where you towel will be when stepping out of the shower. Consider a drop-in tub instead of free-standing. It is easier to clean around and lets you have a longer vanity with, again, more counterspace and drawers.

    Is the house on a narrow lot with neighboring houses close by? I’m thinking that would explain the dearth of windows on the sides.

    How will you use the small front bedroom? If not as a bedroom, can the bathroom be extended into the closet so it can have a window? If that can’t happen, consider a solar tub in the bathroom, and in the hallway for that matter. Great light until dusk.

    Yes, whole wall will move over. Flex room will be a 2nd tv room and it is a narrow lot, limited in the houses I can pick from.

    With two compact or midsize cars, nothing else will be stored in the garage. Not sure there is room for the garbage and recycling bins.

    i know, its tight, have a full 9' basement. Its a narrow lot, little wiggle room, maybe foot more to left and 6 in' on front could pop out, not sure if i want to pop out front more than 6', might look too off.

    yes, full 9' basement with superior walls. Every area except garage will have basement under. I live in NEPA, most homes have basements and or are preferred.

    That’s good. I wonder if, even though it isn’t common now, you would move the laundry to the basement, to allow a better pantry and mudroom?

    The pantry is the same size as brfore but with better access, you can open the doors with room to stand in front. Guests don’t have to walk through the laundry and jackets to get to the powder room. Nothing gets tracked or drifted into the kitchen. And laundry is an extra flight, but has plenty of room for sorting, soaking, air drying, folding, etc, away from wet boots. Moving the door to the kitchen gets you more counterspace. I wonder how badly you need that little closet, or could it be incorporated into the kitchen?

    Neither of those are attractive IMO Get an architect and design a nice home that works for how you live first and foremost. Stock plans are never perfect and every little change costs money much better spent on a proper design. Think about the cost of every gable, every fake whatever costs money. Yes there are architects who could look at those and mix it up to get sometihng sort of better but why not just get something better at the beginning.

    I assume you are a first time home buyer; and I assume Outlook Homes is a developer/builder geared to first time home buyers. The biggest priority for both of these type of parties is cost. Most commenters here do not have cost as the largest driving force in their advice, me included. To be frank, that is one lousy layout; but the builder does not have a high priority on a good layout. They want to sell houses (shells) and do not care how the hermit crab's shell fits. Their emphasis is to try to make it look good on the front elevation. Unfortunately many times the dollar is driving the bus. If you can, regroup and build a home that fits your needs, fits your site, and looks good.

    I appreciate the comments. And I have not proceeded with this home, it was just sent up for pricing with a lot of the selections I wanted inside. Overall, I don't like the outside after seeing what more is available from other plans online and I do have other plans that are not Outlook that I want them to take a look at. They are not a basic production build company, they do work with other plans and there is customization. I am not a first-time home buyer but first-time home builder, so this process is new for me. My issue in all this is land, there is none. The land available is available for a reason, undesirable. So I don't mind living in their development and picking a lot. Issue is ..... the lots left are narrow. I must have a home that is 42' or less in width. I want a 2 car garage as well. Need a basement so looking for a 2 story as to have a lower cost on the foundation. I've look at several home builders, from modular to upper tier companies. This company is the best in my area that is still budget friendly, but they don't skimp out, I've walked thru their build spec house, I've walked thru their final builds, they are really nice homes.

    The below off www.houseplans.net would work. I plan on seeing if they can build something similar to this. I need basement steps too, guessing at the foyer closet. And the kitchen wall with oven Id move back too, bit odd.

    How do basement stairs figure into the plan since you say you are going 2 storey to save money on the foundation how does that work? So have you asked about the pricing for every change you want and get it in writing too. Waht is the lot like your planning that IMO drives the house design

    The sq footage I want for a ranch calls for a massive basement. 2 story same sq footage is cheaper overall.

    I think you are in the dreaming stage, which is fun.

    My first thought is the space allotted for mudroom and half bath. Think about how you could reconfigure it. Three open swing-in doors takes up valuable amount of space. Starting with the swing of the door coming in from the garage. It opens against storage. So, have it swing in the other way. I don't see why you need another wall/swing door in the mud room. Leave it open and use that space for a washer/dryer.

    Also, ask for a design with a pocket door into the half bath.
