how would you arrange furniture in this living room.

This is the upper part of a split level redesigned in an open floor concept. To the right of the picture is a curved island with swivel stools on the living room side looking into an open kitchen/ dining room.

For the furniture, I would keep all away from the larger counter and use the stair rail and the front windows only in for the furniture choice.

A wrap around sectional, sized for the space, a rug and a coffee table. Keep it simple with a floor lamp in corner to serve the sectional.

Consider replacing the spindle railing with a pony wall.

There are other decor ideas that would add to the space...live floor plant, painted mantel, art and new window treatment. Let us know if you are open to some ideas.

Will the room have a TV? Having stools is going to take up a lot of the LR space. Maybe 2 sofas - one on the window wall and 2nd along the railing. Table in the corner of the 2 sofas and another on the FP end. Then use the stools for additional seating

Stools are not an option--no over hang --so that's not a concern. What pieces do you have? What are you hoping to purchase? I think I would put the sofa up against the open railing. Your room is not large enough to float furniture. Don't waste precious footage on dust bunnies.

OP states there are swivel stools at the island on the living room side, but doesn't show them. Not sure if that means they are actually elsewhere on the island and not in the pic or just not in place for this pic.

I read that and am saying there is no room for them in your living room AND there is not enough knee clearance for them anyway. LET THEM GO!

An "L" shaped sectional along the railing...do not block the lower-bigger window. See "Oncapes" mock up....perfect! Two smallish swivel chairs in front of the fireplace.
