What do you mean by ”the peninsula would not have the L shape to it”?

One though, what if the laundry were a stackable, and you open up the rest of the wall, maybe a lower cabinet there.

I can see why you'd want more work space around the stove and sink-it looks fairly tight there. The main consideration would be whether or not you can move plumbing in a condo. If you have another unit above or below you with the same layout, you may find the plumbing is all connected and can't be moved. If it can, you should certainly make the space work for you. I presume you're thinking of something like this:

I just took a tape measure to my dining nook. It’s 8.5” wide from the peninsula. You will end up with a dining nook of 7’, now you put an L bench in, and a table, you don’t have much room. Don’t do an L banquette, just do one against the back wall. That way you have flexibility of movement. You could put a leaf in the table and still have seating room. Be sure to have the back be a comfortable distance from the wall, with a narrow ledge, so you can have artwork above (and room to not bump your head).

Thanks for the feedback! I do plan on removing doors and frame from closet where WD is but keeping side by side (preferred) with counter top and some shelves above. Contractor says plumbing not an issue in peninsula. As for nook, I don’t see why a single wall booth is any better or more accessible than a booth along the wall with small L shape on other wall to get seating all around table. Was panning on using a small round rather than rectangle because easier to navigate as long as it has pedestal base, right? Doesn’t have to be big round, I don’t

Are there any other onfigurations. You think cwoudl be better?? plan on having a lot of people sitting there are once

Oh, and I was going to buy banquette seating from pottery barn or CB2 bc it is more comfy and probably more comfortable and less expensive than a carpenter built booth which is then a commitment and has to be custom upholstered.

If it were possible, I’d be tempted to move the W/D out of the kitchen and into a closet in the den area. It looks like that room would not function as a bedroom since there is no door.

Lisaam, there is no water hookup in that room, the door is on an angle, but there is definitely a door. and it is a bedroom/den/office, whatever that we will need to accommodate overnight guests. room for guests and there

If there's plenty of room to push out the table to get into the banquette and still room for a chair or two on the other side, there's no reason you can't do an L shape. It all comes down to inches. Just keep in mind that with a round table, it's really only accessible to one person on each leg of the L. But you did say you were only interested in seating 3-4 people so it shouldn't be an issue.

Here are measurements of proposed kitchen/dinette reconfig. Let me know thoughts!! Appreciate all the feedback

Gayle, you should post an image. Most people will not click on an unknown attachment and even if they would, that does not appear to be a valid link.

Where does the ceiling elevation change? What is your living room furniture layout plan? It seems like you'll be creating a cubby hole with the banquette and still not have a great view of the golf course.

Have you considered eliminating the pennisula, running the kitchen down the wall all the way into the dining room and floating a round dining table and chairs in front, closer to the living area? Since the laundry is already tucked into a corner, you could add a sink to double as a prep sink where the refrigerator is located now, or a laundry supply closet or pantry.

Do you need formal approval from your condo board? You may own the inside of the condo, but any modifications, like plumbing, electric, removing a wall will need it.

The DR is tiny so not sure about what you mean there. Moving any plumbing , walls or electrical will need a permit and condo permission. The dryer s vented I assume so moving that is not going to be approved I do not think. So start with finding out what you can do. To move the DR into the great room no problem but then you will have a huge kitchen for no real reason .

If the windows aren't too low in your primary bath tub area, I would remove the tub and move the W/D there. You have water there and an exterior wall for venting.

Hey all, while I appreciate all feedback about the kitchen reconfiguration I posted about and I know you mean well when suggest I move the W/D, please focus on kitchen/dining. For all sorts of reasons we won’t get into here, W/D stays put. Closet doors and frame go away. Nice new side-by-sides with counter on top & shelving,cabinets, hanging rod overhead. That decision is made. W/D is not being moved.

More thoughts on kitchen? I tried uploading drawing done of kitchen/dining after peninsula is moved but it didn’t work. How do I do that so you can see??? HELP!

Only issue seems to be a plumbing stack in wall at end of peninsula so soffit to cover, I guess.

I welcome any and all additional comments/feedback re: moved peninsula & banquette - ant suggestions/thoughts on logistical details or design in kitchen and w/banquette. I have never done a banquette before!

Goal is to make space inviting, useful, and comfy. TY!!!!!

I second JT7’s idea. Build the kitchen all along the dining room wall and have the table freestanding in the open area.

Why not just post a photo like you did of the floor plan?

Totally understandable about not moving the W/D but why are you taking the doors off? If I am understanding, all that is going to be visible in your kitchen? Are you adding some other kind of door?

What about sliding the stove over and moving the sink onto the wall. Then run cabinetry and a pantry down the whole wall. Put in a nice round table to fill the floor space.

I would not remove the framng/doors/wall around the w/d. Laundry areas have a lot of lint that flies into the air and I would not wan that in my kitchen.

If there is enough room, the sink might be nice under the front window but I can't tell if the dw would fit alongside of it. I'm just not feeling a peninsula in this space.

Looks like a feasible plan but leaves and awful lot of open space in the middle of the kitchen with quite a hike from the sink to the fridge. Maybe it just seems exaggerated on the plan?

I like Deb's plan better--it's more open. Your plan makes the dining area small and cramped.

Where does the sink go on Deb’s plan??

It's shown to the right of the range, near the corner.

In my opinion, the sink should never face a wall. The purpose of the peninsula is so you can be at sink and face into unit.

Your design plan does not indicate where the front window is or its location. It is just showing cabinets all across.

While your plan seems ok on paper, you really need to see it in 3D. Keep in mind, for that seating area, you will need about 4 ft from the table edge to the peninsula so people can get out! The bench looks too small - it should be longer - each fanny should comfortably have 30" IMO. So plan accordingly.

It looks like it would work, based on the math. The visual is a whole other issue. What sort of sink people are you? Do you keep things put away and clean or do the dishes and pots and pans pile up while cooking? Do you have soap bottles and organizers for sponges and scrubbing brushes? A wise designer once said " Just because you have a new space, your old habits won't change." The sink on that peninsula puts all your messes into the open and you are further from the ref for work flow.

Just some things to think about.
