This project salvages a historic German-style bank barn that fell into serious decay and readapts it into a private family entertainment space. The barn had to be straightened, stabilized, and moved to a new location off the road as required by local zoning. Design plans maintain the integrity of the bank barn and reuses lumber. The traditional details juxtapose modern amenities including two bedrooms, two loft-style dayrooms, a large kitchen for entertaining, dining room, and family room with stone fireplace. Finishes are exposed throughout. A highlight is a two-level porch: one covered, one screened. The backside of the barn provides privacy and the perfect place to relax and enjoy full, unobstructed views of the property.

This barn addition was accomplished by dismantling an antique timber frame and resurrecting it alongside a beautiful 19th century farmhouse in Vermont.
What makes this property even more special, is that all native Vermont elements went into the build, from the original barn to locally harvested floors and cabinets, native river rock for the chimney and fireplace and local granite for the foundation. The stone walls on the grounds were all made from stones found on the property.
The addition is a multi-level design with 1821 sq foot of living space between the first floor and the loft. The open space solves the problems of small rooms in an old house.
The barn addition has ICFs (r23) and SIPs so the building is airtight and energy efficient.
It was very satisfying to take an old barn which was no longer being used and to recycle it to preserve it's history and give it a new life.

Living room - contemporary carpeted living room idea in Boston with gray walls, no fireplace and no tv
Gardner/Fox Associates, Inc
The local fieldstone blend covering the facade, the roof pitch, roofing materials, and architectural details of the new pool structure matches that of the main house. The rough hewn trusses in the hearth room mimic the structural components of the family room in the main house.
Sliding barn doors at the front & back of the poorhouse allow the structure to be fully opened or closed.
To provide access for cords of firewood to be delivered directly to the pool house, a cart path was cut through the woods from the driveway around the back of the house.

Light hardwood floors flow from room to room on the first level. Oil-rubbed bronze light fixtures add a sense of eclectic elegance to the farmhouse setting. Horizontal stair railings give a modern touch to the farmhouse nostalgia. Stained wooden beams contrast beautifully with the crisp white tongue and groove ceiling. A barn door conceals a private, well-lit office or homework nook with bespoke shelving.

Finn-Martens Design
As surely as it is known for its coastline, Boston's North Shore is horse country. The Pine Tree Equestrian Center in Beverly Farms, located in a barn dating back to 1881, was the inspiration for this Tack Room. As a designer, Pat Finn-Martens likes to blend man-made objects and structures with natural textures. As the same time, she always asks the questions: Does it fulfill its function properly? Is it comfortable? And most importantly, does it reflect and contribute to the harmony of the people who will occupy the space?
The ideal tack room would be a reflection of the magnificent animals that are cared for in the adjacent barn: chestnut colored woods and leather, steel polished to a shine, furnishings and rugs that show they are as sturdy as they are beautiful.

This one-room sunroom addition is connected to both an existing wood deck, as well as the dining room inside. As part of the project, the homeowners replaced the deck flooring material with composite decking, which gave us the opportunity to run that material into the addition as well, giving the room a seamless indoor / outdoor transition. We also designed the space to be surrounded with windows on three sides, as well as glass doors and skylights, flooding the interior with natural light and giving the homeowners the visual connection to the outside which they so desired. The addition, 12'-0" wide x 21'-6" long, has enabled the family to enjoy the outdoors both in the early spring, as well as into the fall, and has become a wonderful gathering space for the family and their guests.
