Houzz Tour: Platinum-Rating Hopes for a Sterling Modern Home

Architect David Marlatt has a love-hate relationship with the sun. He’s always looking to capture its natural light for the homes he designs, but at the same time trying to block — or sometimes harness — all its heat.

He had a particularly tough time dealing with that fiery ball in the sky for his latest design, a towering five-level home in San Francisco’s Castro neighborhood. Since the back of the house faces south, he wanted as much transparency as possible. But because he pushed the size of the house to city code constraints, he wasn’t allowed to build eaves or overhangs to cut back on some of the heat gain. Plus, a guest cottage at the back of the lot meant that side would need privacy. So glass windows were out of the question.

Marlatt’s solution was to create an entire wall of polycarbonate panels that gave him and his client everything they wanted: natural light, less heat gain, privacy and the ability to build to the site’s limits. What’s more, Marlatt hopes the move — and other clever gestures throughout the house — will help the home achieve LEED Platinum status. Take that, sun.

The street facade is fantastic. I like modern architecture, dislike modern recreations of historic styles (makes a house look too Disney), but building modern in a manner that is sympathetic to the historic surroundings can be difficult. This house nails it!

And the rooftop deck, well, to die for.

The article states the front door is on the south facade, but also says the back of the house faces south, with the guest house in the back. Is this really the main entry on the back/south elevation? Or is it the street-facing door next to the garage? Thanks!

Lisa Williams, the street-facing door next to the garage leads up a stairway to the courtyard and the south-facing side of the home, where the "front" door really is.

Glad to see this Leeds home is less than 2k sq ft, still big, but not huge. And, hey, less than a million dollars in SF! I'll take it! Anyway, not exactly relevant, but wonder whether all you Leeds professionals out ther know that those 2- way flush toilets are obsolete due to germ paranoia. In public women's rest rooms, many women step on the handle. I guarantee you they are not choosing to lift their foot up from below to choose a low flow flush. Okay, you can all go back to oohing and awing over this nice house... peace!

Beautiful custom wallpaper in the master. Customizing affords a one-of-a-kind item AND if it's removable and reusable, the homeowner could take it with him if, heaven forbid, he should ever have to leave this divine home.

Really well done in every way. I love that the architect took the thought to angle the front windows towards the views too. Out of curiosity about that slope and adjacent buildings: is that a two car garage, did they dig all that dirt out for more space, and is the home actually attached to the adjacent buildings or is that a facade?

@ paddlerchick, yes, this home office was straightened up and staged for the photography...contrary to your comment, the room is used a lot. All the more reason to ensure the finishes and furnishings are well appointed.

Paddlerchick, those of us with OCD have offices very much like this. Plus, I'm sure it was cleaned up for the photos. No one wants to see a three day old pile of junk mail in these pics. LOL!

Totally gorgeous design outside and inside! Beautifully appointed. The roof deck alone would make me want to move in. But....one thing: I couldn't see a cooktop in the kitchen. Is the roof kitchen, which I wish we could see, the only cooking facility?

Correction: I looked at the additional pics and see what appears to be an electric cooktop on the bar - leaving very little counter space. I have a feeling this homeowner doesn't cook much; but kuddos on every other element of this perfect townhouse!

Love this house! And so great to read that it has a dumb waiter. I love tall multi-story homes, but having lived in an apartment building with no elevator and 2 flights of stairs to get to our unit, I know what a pain it is to carry groceries up.

For me, I'd add an elevator. I wouldn't need it now, but thinking about aging in place...Plus, my elderly mother-in-law was never able to visit us in our apartment in the 10 years we lived there, due to the stairs.

Now we own a single story home, so no stairs issue. But I'd love to have this home with an elevator - it is gorgeous.
