You're very lucky in the US, in the UK there are so many restrictions when converting old buildings. Generally you're not allowed to add new windows or openings to barns....thank goodness that was not an issue here.

What is the average cost of a barn renovation
WOW!! Loved the thought and preservation that went into this old barn. The roof framing is exquisite and seems to hold the home in a coccoon. Love that they banked it for access to the beautiful outdoors from their main living space - critical piece I think. Thanks for sharing and many happy years. Wonderful to see kids outdoors in nature climbing trees. What a gift you have given your children!
Ok, give us the numbers. What did this conversion cost? Probably more than if they had built it new?
The video said radiant heating but it looks like they did use forced air on the 2nd level.
I appreciate the architect admitting he was hooked when he took his first tour of the structure --- and great job by all on the team. As an architect/builder myself,I can certainly say that the great projects only happen when you also have great clients to work with . . .

Fantastic conversion. Would like to see more of the bedrooms and baths. Big, homey, comfortable and accessable. The furnishings and decor are wonderful. I am surprised because i normally don't like a contemporary look, but this works very well. The ceiling makes the conversion. So glad the architech and owners were so smart in preserving it.

Bravo, well done! My only concern, as a person living in the northern climate like the Townes, and having experienced a much colder than normal winter of 2019, even with the ceiling fans going 24/7, how are you able to keep the space warm in the winter or cool in the summer with such a vast ceiling. I'm thinking wool sweaters and electric blankets.

.... well it is a decent thing i was not on the project.... i would have considered some form of intrigueness FOR the Architecture....
There are only 2 places I have seen any framing close to the ceiling in this barn.
(1) very old and well-built covered bridges, and
(2) the old wooden arched cathedrals in eastern Europe and Russia

It is very difficult to make a 'cozy' home out of a very large structure, yet maintain the integrity. The heating, electrical and plumbing as well as any gas can be daunting as well as visioning of space usage.
I really liked the basketball hoop feature - although I would probably put in something like table tennis or pinball machines. LOL
All in all, I tip my hat to the architect. Tim Franklin as Associates. Not everyone could handle something of this magnitude and have the imagination and capability. Thumbs up to the couple for having the vision and sticking to it.

@capeanner: Wood by itself doesn't dampen sound. However, when combined with fabric, or has holes through it and space behind the panel, it will dampen sounds in a large room. The loft area (up the stairs also helps to dampen sound as well as the plant, fabric lights in the living room, furniture and area rugs.
As for heating and cooling, there is radiant heating on the ground level. On the 2nd level they have baseboard radiators. There is one air unit downstairs and two upstairs so they are well covered even without a fireplace or two that is common with large spaces. The two round 'tubes' on either side of the barn roof are the air/heat ducts that has 4 vents on either side.
Remember ground level is basically private area with bedrooms and baths. The second floor up the stairs is the living, dining and kitchen areas along with the basketball hoop and climbing wall. The circular stairs goes up to the loft which houses the entertainment (TV) area.
The architect covered all bases very well including adding insulation and an additional roof, side drywall including insulation. I think there are three fans - one over the loft, one in the middle and one in the living area. I don't know the power of the fans but generally they are used to push air down from the ceiling. If windows open, that helps tremendously for ventilation and air movement. I don't know their HVAC set up which also plays into ventilation and circulation of the air.
Stunning home, absolutely love the conversion. I love that the owner said they knew they wanted a smaller bedroom and bathroom, so tired of seing huge master suites that I am sure are underused as a "sanctuary" from the kids.

What a house! Mr. Franklin accomplished a cathedral-like, yet the most liveable home out of the old barn. The original framing is an exceptional piece of engineering. I loved everything about the house and the lovely family.

A very impressive conversion. I especially love the the well thought out functionality and added (fun) touches such as the mixture of pendant and track lighting, the bank and the basketball court. The barn has a warm and inviting feel and the family must be so proud to live there. Well done to them for choosing such a spectacular location and investing in the 'old' rather than just building new, and to Tim Franklin for the excellent work. My only change? I would have chosen white or a lighter colour than black for the exterior, but that's just personal taste ;).

How are spiders dealt with on the ceilings and walls that are not reachable.? I find that bugs are inevitable. I have a vac system. Cost to do this was not mentioned, Must have been astronomical.

Very nice renovation! We renovated a barn into a house as well. We had built our first home, but it was a whole new learning experience for sure. My husband and I were the general contractors, so lots of stress, but so worth it in the end. Not done yet, but one of a kind!

My team at Custom Creations (http://www.customwoodworkingohio.com) built the kitchen, including the island, which you'll see in the video (FYI it has a reclaimed maple top from a bakery in Cleveland). We also built the 4" timber treads for the main staircase, and the slat wall.

one thing however, looking at the kitchen pic, it feels part of a different house, it doesnt fit in with all the openness and oneness and summeryness of the barn,
if it was me id fit the kitchen in in the middle of nowhere (like they do at masterchef - sort of like that) so to speak becoz almost nothing in that house is against the wall, the design basically doesnt fit, and id remove that long wood bar thing, it doesnt really look right.
Love! I have 3 old buildings on our family horse arm & would kill to convert them with such creativity!

America...it says in the video that the roof insulation was put on the outside of the wooden ceiling then the roofing over that so the beautiful wood was not compromised.
