Broadview Residence

Located on a deep and narrow urban lot sits a new modern home called the Broadview Residence. This home was carefully designed to address the busy street frontage and to maximize the rooftop views of Puget Sound and the Olympic Mountains. The design utilizes the natural topography to gradually terrace away from the street creating privacy and spatial hierarchy. The terraced plan also provides the opportunity for additional height for the roof deck.

The exterior was designed using a beautiful combination of semi-translucent stained clear western red cedar and low maintenance fiber cement siding. The fiber cement siding, painted in a deep gray color, perfectly complements the cedar. Black accents, such as gutters, windows, and doors are a well-balance contrast to the gray tones.

Taking advantage of natural light is a constant theme throughout the home. The natural light complements the subtle grey and white tones. Black accents and grey stained cedar walls mimic the exterior color palette. The cedar walls also contain cleverly hidden doors that lead to a variety of storage areas.

The overall massing was designed to diminish as the home approaches the street. This diminished massing prevents the home from overpowering the site and allows for a more pedestrian scale. It also helps provide unimpeded views from the owner’s suite and the rooftop entertaining area.

The spatial organization and circulation was arranged to provide a filter from the busy street while still maintaining sightlines through the house. The large open living room, kitchen, and dining room is centrally located for entertaining or simply to bring people together. This entertaining area opens gracefully out to a side courtyard.
