Hire lighting designer pre-build, while making plans- so that wiring will be roughed in, switch points considered, light fittings and globes specified. They will interpret your room orientation, window/skylight sizes to determine how much lighting you require in a room, the quality of light (warm or cool) and how you can add any special effects / paint finishes and colors also
Roller shades are located in a 'pocket' along the windows. We furred (dropped) the ceiling to create this pocket.

wow saw possibility between the house and carport: Steel/glass addition into narrow courtyard [between house and carport]. Floating cantilevered steel and glass cube adds dramatic interior volume and captures view of back yard. Deep corrugations of metal siding contrast with vertical v-groove siding of original ranch house.
AIA agreements more complete, gets revised, "standard of the industry".. getting preliminary pricing from builders. The architect wants us to ask builders to use AIA standard contract instead of their usual contracts / usually more missing from a builder's contract.

Your contractor may not be considering whole home structural shear and seismic reinforcements [old structure like that will likely need]. More than an engineer or interior designer, or general contractor, all working separately, you need a big-picture, all-around pro, i.e., an architect in the US. [[In Canada, an architectural technologist may possibly provide what you need. I‘d want their input on the renovation as a whole.]] You can employ a licensed technologist or even a licensed BCIN designer for a lower cost, and often a better result. (Leading designers, such as Ferris Rafauli, designer of Drake's TO mansion, actually employ architects.)
If building an addition, or otherwise changing the house footprint, hire an architect.... etc...

SLIDING PARTITION DOORS / White concrete is more expensive that regular. It uses a different cement and aggregate and is typically fabricated in a shop setting. In this project, the kitchen counters and floor were poured in place.

This front yard of a mid-20th-century Eichler Home uses ground-face concrete blocks to give texture to the walls, which layer themselves and increase in height as one moves closer to the house, like a means of transition from public to private. This example uses stacked bonding, unlike the more typical running bond. Since the stacked bond does not gain structural strength from interlocking blocks, these walls — not retaining walls, but site features — most likely have some vertical reinforcing in their cavities and also horizontally between the rows of blocks. My favorite variations of the dogtrot house have always been those with fireplaces added to the center. It allows use of the open space during cooler weather, allowing you to feel both the cool breeze and the warmth of an open fire. This chimney stands in one opening of a dogtrot, rather than being part of the interior wall. It becomes a two-sided fireplace, and the central space is a place to gather.
Here, the elements of a classic dogtrot house are achieved by returning the exterior walls of each self-contained space into the breezeway. A pair of twin buildings are connected only by a roof, and appears to stay completely open during all seasons.
This contemporary home also places the dining room in the open space and sets up an axial relationship of furniture and architecture. Good designers look for ways to make the two complement each other.
The space transitions to a seating area where furniture is used to reinforce the lines of the architecture. The eye carries on through porch, pool and beyond to into the coastal marsh.
Operable sliding louvered panels allow privacy and the ability to modulate the sun and air when needed.

Quiet, private u-shaped massing of home around back patio. Trespa Rain Screen Cladding low-maintenance edge to the distinctly modern, flat-roofed home. Indoors, an exchange between levels occurs at the stone fireplace, which is set against a wall punctured by 2 cubic openings dressed in sliding grass cloth sheets. Stairs to the right of the fireplace lead up into a master suite or out into an open concept living area that connects entertainment space. The linear flavor of both interior and exterior is broken slightly by a curved wall. Soft wood finishes, polished concrete, white walls, cable railings. Blocks of window dressed in thin, matte black casings kiss the view outward with an additional modern touch.
