Reply to: @chrissycdominguez ... if you don't have a "special" fireplace that disperses the heat elsewhere then you will need a mantle otherwise the invisible heat from your fireplace will destroy your TV. Check with the fireplace manufacturer - depending on the size of the fireplace, they likely have some guidelines around the placement of your mantle as well as the minimum distance between the fireplace & your TV above it. If you really don't like/want the mantle then you can get a fireplace that'll allow you to disperse the heat elsewhere. In the attached picture, the fireplace is right under the TV; however the heat is dispersed to the 2 white floor vents (see on either side of the room - they are partially visible in this picture) so it will have no impact on the placement of TV. This allows you to place TV at a lower/comfortable height and not strain your neck.

Reply to: The finish consists of 2’ x 4’ porcelain tile The metal banding is a 3/4” finished aluminum in polished black. All over it installed over a framed fire place enclosure. Feel free to message me if you need more info.

Reply to: Thought I'd post an update on my window progress. I went with Kolbe Forgets (Sliders; Glastra/Wood option). The windows seem to be well made and they are very nice but I have issues that I did not expect. 1. I did not realize that when I chose wood interior that the inside frame would still be white (exterior is bronze). 2. For some reason, the windows come with trim on the bottom and right side only. I guess these are casing stops. I have no idea who would want trim pieces on only 2 sides of their windows. Kolbe told me that's the way they come. That make absolutely no sense to me. 3. My sliding glass door arrived with only the stationary panel, not the sliding panel. Now that will take a while because the interior is stained wood. 4. Received one window that was not notched to slide so it's very hard to open & close. The salesman did ask Kolbe to replace that one. All in all, they are pretty and substantial windows but I am really disappointed in the above issues. It may be partly my fault but I would never have expected to see bronze Glastra, white Glastra and wood on my windows from the inside. The Kolbes I've seen in showrooms don't look anything like that. This was my first experience ordering windows but I looked around and researched for 2 years. I think Kolbe could do a much better job with the information in their literature. Reply to: We just had Kolbe double hung forgent windows installed in our new addition. The plans called for Marvin but our builder seemed to like these. 1. The actual glass is smaller than the Marvin by a substantial amount. This is because the center rail is much thicker than other double hung windows We were disappointed but we moved on. 2. Completely opening the windows is another issue. There are these plastic stops ( approximately 41/2 inches long) on both the top and bottom of the window. When the window is completely opened the rails are not able match up. And the actual window opening is 4 1/2 inches smaller. Kolbe recommended taking the stops off. The windows still wouldn’t open. They then suggested fiddling with the mechanism. This was very time consuming, the builder didn’t want to do it. This helped a bit but the windows still do not match up when opened. Ugh 3. The screens- this should be simple but ... We purchased 8 windows and it took the the worker literally 2 hours to install the screens! Now that they are in it should be an easy task for me to reinstall them. But not so. They are too tight and a needle nose plier is needed as well as a little bending of the screen. This I can see will be an issue in the future. We have another call into Kolbe and are looking forward to meeting the representative. So would I recommend the Kolbe Forgent? No!! They were not inexpensive windows. Run
