When I was showing my house, for me condition of the bathroom was key. Toothbrushes (all personal items really) away, fresh towels hanging, toilet seat cover down and a full roll of toilet paper on the holder. That is definitely a space you want to de-personalize. And clean, clean, clean!

Our realtor scheduled an appointment for photo day with ample notice. On a sunny spring morning our photographer captured amazing views of our property, greening trees, flowering perennials, and sparkling swimming pool in the private backyard. She used different cameras and a tripod to frame excellent wide shots of most important areas. Photos of rooms included glimpses toward another connecting space, beyond an open door, and through large uncluttered windows. The buyer stated that the online photos made visiting our house a must. As he stepped from his vehicle he announced, "This is the one!" Professional photos of your property are highly recommended!

Custom sign-in signage helps slow the potential buyers down and make an impression; adding something like popcorn goody bags helps too-- you wouldn't believe how well this works.
