It is your home. You do what you can afford and hopefully that's enough to make you happy. I couldn't afford to add a 6 foot extension to the side of my house. Everyone said it was stupid to do anyway...the cost, the return on the cost, blah, blah, blah...but I would have loved having a dining room, not just a small eat-in-kitchen.

@ddelora - I agree with you 100% regarding alder cabinets and new or countertops. And my new house for instance, the cabinets are older. However, they are as solid as they come, have slide out shelving, and are solid wood. While the finish may not be great any more, I can decide whether I want to refinish or paint them. Because the kitchen is small and windowless, I've decided to repaint them a much lighter neutral color. When the heavy tile countertops are removed and replaced with the stone of my choice, I have no doubt that they will hold up to the extra weight. If they can hold up to heavy ceramic tile, I'm sure they can hold up to whatever I slap on top of them.

Because this is my forever home, I really don't care what people think. I want granite, I want stainless, and I want recessed lighting. I also want white cabinets. It's all about me. :-)

Great article! It's interesting to read homeowners' comments about having to fix design flaws and prior owners neglect. I hope you got your properties at discount to make up for having to do those things.

Also interesting are the comments about replacing worn carpets, countertops, and appliances. Those aren't upgrades. Buyers expect a home to come with functioning, non-obsolete appliances, countertops and flooring that have some life left in them. Ditto on a good roof and energy efficient furnace. Buyers expect not to have to replace their roof or furnace in the first few years of homeownership. If you're going to spend money getting your home ready for resale, aside from clearing it out, make sure those things are in order before worrying about decorating.

Best advice anyone can get about what to replace them with: they should match the house and be what is the minimum buyers expect. Where I sell real estate, laminate countertops are not it, carpet is not it, black appliances are rarely it. Buyers expect stainless steel appliances, quartz or granite countertops, and hardwood flooring.
