When you have a smaller home, every inch counts — especially when it comes to design and functionality. As home prices rise, chances are you’ll be looking for ways to maximize the space in your home. Maite Granda, who owns Interiors by Maite Granda in Key Biscayne, helps homeowners create spaces that multitask while taking advantage of their seaside location.
A lifelong passion. “I’ve always wanted to be an interior designer,” Granda says. She worked in travel and tourism for years and then read Elizabeth Gilbert’s Eat, Pray, Love. “I finished the book and immediately enrolled in design school, and I’ve never looked back,” she says. “I’m passionate about interior design and creating unique solutions for my clients.”
Ocean inspiration. Each client and each project inspire Granda in a different way. “I love to build and design homes for people who are coming to enjoy the beach lifestyle,” she says. “All of my projects are on or near the ocean, and I love to carry relaxation and outdoor living into these spaces.”

1. Maximize Outdoor Functionality
Your outdoor living space can serve multiple purposes. For example, consider using it as both a dining area and a children’s craft space, Granda says. The active, young family who live in the home on Key Biscayne seen here had a small backyard, but they wanted an area for entertaining, an outdoor kitchen with a barbecue, a pool and a play area for the kids.
“We raised the outdoor seating area and added a custom counter on one side, which provides a wall for a discreet outdoor kitchen,” Granda says. “The outdoor kitchen has a roof for shelter and to help it blend with the rest of the home. A pool cover keeps kids safe and allows for more usable space, and a custom-built playhouse ensures that the children have a special spot to explore outdoors.”

2. Use Lightweight Furniture
Compact furniture that’s easily stored is a great way to get more functionality out of a space. “The owner of this condominium on Allison Island wanted a seating area and formal dining space on her balcony. With wall-to-wall glass, the living area can easily open up to the outdoors,” Granda says. “The outdoor dining area has stackable chairs and a lightweight table that can be easily moved for entertaining or storage.”

3. Hide a Bed (Stylishly)
A Murphy bed is a great way to add another sleeping area to your home without having to sacrifice precious living space. The latest models are a far cry from yesteryear’s bulky pull-down beds. “They can be hidden away in sleek cabinets, then moved into place with ease,” Granda says.
In the same Allison Island home, a Murphy bed was installed in the white cabinet in the dining area. “The table can be folded and stored to the side along with the stackable chairs, and hidden blackout shades ensure easy rest for guests,” Granda says.
