Lamon & McDaniel Builders

We hired Lamon and McDaniel for our home addition upon the advice of our architect, Bill Andrews. We knew after one meeting that they were our choice. We have a 1945 house that had previously undergone several updates. Needless to say, with a house of this age, there were some glitches to solve with this addition. We added a master bath, a screened porch, a coffee bar, a large walk-in closet and laundry, a carport that doubles as a pavilion, a basement storage area, replaced the roof and matched an existing stone retaining wall. In addition, they raised the roof and vaulted the ceiling in an existing family room. There were many quirky and mysterious issues with this house. Additionally they were tasked with matching existing brick and mortar, stone from a mysterious source, 74 yr old wood paneling and paint colors. They achieved everything we asked and the addition looks seamless! They came to us with solutions for any problems that arose. They were totally transparent and honest about the costs. They were always calm and agreeable. From the top management to the site employees and subs, everyone was professional. We have recommended them to our friends and would choose them again on any large project.

I requested a bid from Lamon & McDaniel for a room addition in late March 2018. I received a bid shortly thereafter that was admittedly a little on the low side with very low prices on allowance items. I accepted this bid and authorized them to do the project. I thought everything was good until I received a new bid about 10 days later that had increased by 28%. Needless to say I was very disappointed but I was already 3 weeks into dealing with them and since I felt the bid was not extremely overpriced I decided to stay with them. As normal with these kind of projects the timing of the project was important to me as they had given me an estimated start date of early May which was earlier than other contractors that I had talked with. And to be totally transparent with all details, approximately 40% of the increase in the estimate was due to allowance increases and their profit margin on them. I asked for an accounting of why the remaining 60% of the increase. The project manager listed a few items and their respective costs but the items he listed did not come close to the amount of the increase. I don't know the total reason for the full increase but it sure felt like start with a low price get them on the hook and then increase it. Once again I will say I don't know for sure but it definitely felt that way. Also I could not track how they increased each line item because they refused to provide a per line item breakdown of costs and would only provide an overall total project cost. Early on in the process I was informed that I would receive a contract for the project and that was repeated multiple times in writing. Also I requested this in writing 3 times and multiple times on the phone and was told I would receive one. After the large increase in the bid I did ask for some minor price adjustments. On 4/19 we agreed on a price over the phone and I memorialized this conversation with an email. I believed that we had established a verbal contract but I wanted to make it official with a written contract. I proceeded to meet with their suppliers to pick out flooring, doors, and windows. When I had waited a couple of more weeks and still no contract, I stopped by their office on Tuesday 5/1 and it was confirmed to me that we had an agreed upon price and that I would receive a contract. I was also informed that they planned on trying to start preliminary work next week. I waited 2 days for a contract and when I received nothing and I was only 5 days from tentative construction starting, I started to get very concerned. I sent an email to them and informed them that they were not authorized to start construction until we had a signed contract. The next day on 5/3 I received an email from them that said " due to your concerns I feel it is best to remove ourselves from the project." That was it no explanation or anything. I tried calling the owner of the company Steve McDaniel twice and never received a reply from him. So after 6 weeks of working exclusively with them and only 5 days away from starting construction they pulled the plug with no explanation. They have unnecessarily delayed my project and had me jump through a lot of hoops for nothing. If they were not interested in the project they should have informed me long ago. In my opinion they do not conduct business in a honorable fashion. Buyer beware.

I hired Lamon and McDaniel Builders to help me build a small log cabin. I wanted to downsize from a 3 bedroom, 2 bath house and the small log cabin seemed to fit my dream home. They were able to come up with a floor plan that was 576 sq ft that was perfect. While planning the details they listened to what I wanted and delivered way beyond my expectations. The foreman was wonderful to work with and never forgot any special details that I wanted. The attached pictures say it all.

Lamon & McDaniel Builders recently completed our dream home. We could not have had a better experience. Our plan had some details that took special attention and they nailed the look we wanted. I never heard "No" we cannot do that. If there is something you want, but fear a contractor may not be able to accomplish the task, you need to check with Lamon & McDaniel. We have done four projects with Lamon and McDaniel and already have more planned in the future. They are delightful people to work with. Their work is always beautifully done, completed on time and at a reasonable cost. Their personnel are top-notch. Their crew and subcontractors are conscientious craftsmen as well as pleasant and polite. They are accessible and easy to communicate with resulting in outstanding customer service. I have used this company several times on jobs ranging from $200 to $275,000. Every time, without fail, they are on time and on budget. The owners of this company manage and check on your project every work day, so if there is a problem or you have a question or concern it is addressed immediately to your satisfaction. They have never started on any of my projects until they and the materials are available in order to get the job done quickly, inconveniencing you for a shorter period time while the project is completed. I highly recommend them for the simplest remodel to over a $1,000,000 job!

Working with L&M is wonderful. They are such great builders as well as great people. All of their crew as well as their sub contractors are highly skilled, respectful and trustworthy. Our project turned out beautifully and on budget. We have another project coming up this summer with L&M. Members of my family have also used them and have always been very pleased. I have recommended them to others and will continue to do so. If you like high quality work, great customer service and working with very fine people then definitely go with Lamon & McDaniel.

We spent 2 years planning to build a new home. Steve and crew were patient and very helpful during the process. When construction began until we moved in, L&M always tried their best to make the building experience perfect and pleasurable. Were they always perfect? No, but the difference was L&M would try to make it right if something wasn't the way we wanted. I wanted to give them 5 stars but that grade is for an absolutely perfect performance. However, I would give them 4.5 stars. Overall a great experience and really good people. We love Lamon and McDaniels and will recommend to anyone that ask. Alan Williams
