In speaking with agents, this question is really property specific. Though kitchen and baths are the most frequent first and second choices they mention.

We put our very contemporary home up for sale in Roswell, GA. Atlanta and its surroundings are very traditional-oriented. We were prepared for several months before any hopes of selling even though we were in a sellers market. The interior had been updated 10 years prior but fortunately our architect/designer was ahead of the curve so kitchen and baths looked up to date or better with other homes for sale in the area. We had an excellent Realtor and followed her suggestions. Only one room needed painting. We staged the house according to her directions. She supplied an excellent photographer, experienced in imaging for sales. I cannot tell you how important it is to have the best photos online as possible. They can sell the house. Only a few minor repairs were necessary (i.e.. kitchen faucet) and we had a fabulous cleaning crew come in. We did ultimately end up lowering the price to accommodate for a 20 year old roof and a hot water heater that would be needing replacement soon. We were ready to move soon to a home in SC. Our Roswell home sold in 5 days! We would have to be out in three weeks! Had to spend a month in a hotel room with a lot of stuff and our cat but all worked out well. Find a good Realtor and follow their lead on what to do.

Professionals paid for themselves. I will live in my very unusual house till the day I die because I don't want to live in any other kind of architecture, but your advice applies to anything anybody wants to sell.
