Ask the contractor if you can look at work that is one or two years old to see if the work holds up. I hired the flooring contractor after looking at a newly finished job. After one year my flooring had gaps from shrinkage and the finish did not hold up in some areas. I have no pets and do not have excessive traffic.

I recommend not buying new spec homes for the same reason - get them ten years old at least and have someone with construction or design build experience go with you to look when you've narrowed down your choices.

Friends of ours used a contractor to design their addition and garage for some reason instead of me - I had done other projects for them and still do. The contractors used press board siding - I hate that stuff! About ten years old the materiel is starting to fail - I am dealing with it to try to get it to last - all for some quick profit on the part of the contractor - more landfill waiting to happen.

And they didn't vent the garage or grade the site correctly - the garage should have been a foot higher etc.
