Ventana Construction is so on spot with their answer. I will add that if you are on a hill, you can easily add $100,000 to the average price for construction because of special engineering requirements that home will require. I know this first-hand!

I find customers all the time who take getting three bids as gospel truth and never realize how important it is to deal with absolutes like plans, specs, or engineering. They are at the mercy of the bidders in how honest these contractors are in the way they do business. Some of these guys low ball their bids with the idea that Monday morning change orders can fix an underbid contract after signing. I tell people that a project is a short term affair and it's most important to do business with someone you can trust and get along with--not just the bottom line telling you absolutely nothing about your project.
