This article is very helpful for anyone preparing a home for sale. Realtors may want to use it for potential sellers to understand what they need to do if they want to maximize their selling price and selling time.

Well written article, thanks for doing this. There are a couple of places where my heart stopped- particularly $400. I appreciate that came from NAR but is far from realistic and you did mention can be more. The bottom line is you can't cut corners, it is for your benefit as the seller - you max out your opportunity for a quick sale at highest ROI and today's buyer doesn't want a place they have to put elbow grease and money into.

When interviewing potential real estate agents, talk about staging. Many agents are very good stagers or have a stager working on their team. I photograph real estate for about 150 agents and most of my clients are extremely proactive in getting their properties ready for photos and ultimately showings.
