Tour the 2020 Kips Bay Decorator Show House Dallas
See how designers transformed a sprawling Texas mansion with earth tones and rich textiles for the charity design event
The Kips Bay Decorator Show House opens Friday, Sept. 25, for the first time in Dallas. The fundraising design showcase offers virtual and in-person tours of a 2003 sprawling mansion with rooms decorated by 27 interior designers from around the country.
Each designer was given about seven weeks to transform an assigned space in the five-bedroom mansion, in the historic Woodland Estates area of Old Preston Hollow. The 11,476-square-foot house features 20-foot-high ceilings, a winding staircase and lush grounds. The decorated rooms aren’t intended to create a unified interior but instead to independently showcase each designer’s style for the event.
Due to the pandemic, in-person visits to the house must be booked in advance to ensure proper social distancing, and face masks are required for all visitors. All proceeds from this fundraising design event, which is also held annually in New York City and Palm Beach, Florida, benefit the Kips Bay Boys & Girls Club of New York and local charities Dwell With Dignity and The Crystal Charity Ball. Take a peek at some of our favorite spaces in the Dallas showcase.

Mudroom
Designer: Erin Sander Design
Designer Erin Sander created a chic mudroom entry by focusing on the millwork details. An inset custom seating bench with blush pink upholstery is surrounded by refined rift-cut white oak. An artisan-made aged-brass sconce light has handmade brass details and complements two overhead pendant lights. A custom gray Dutch-style door nods to Southern hospitality.
Playful patterned floor tiles from artist and ceramicist Ruan Hoffman pair well with the curvy accents on the Elitis wallpaper, which sets the color palette for this compact space.

Main Kitchen
Designer: Chad Dorsey Design
A dramatic cased opening of Cambria stone serves as a focal point and backdrop for a custom painting on glass by artist James Mobley in Chad Dorsey’s design for the main kitchen. The space was designed with a “European elegance meets industrial edge” aesthetic, and features tailored and luxurious finishes.
Dark white oak cabinetry with wood-and-brass DLV hardware adds an industrial edge, as does a large brass tabletop with a tubular steel base. The light fixture, Trapeze by Apparatus Studio, is custom-made.

Prep Kitchen
Designer: Chad Dorsey Design
The main kitchen leads to this prep kitchen, which includes a pantry and work-from-home area. A hardworking custom brass island features a custom butcher block at one end. Louis Gloria painted the cabinets in Benjamin Moore’s pale Puritan Gray. The ceiling treatment includes an abstract black-and-white Trove wallcovering featuring images of birds, which creates the illusion of a skylight. Imported artworks, stemware and travel mementos also are found throughout the space.

Powder Room and Vestibule
Designer: Traci Zeller Interiors
Vibrant blues fill this powder room and the adjacent hall space, designed by Traci Zeller. The walls are clad in a bird-and-butterfly-pattern Bassett McNab wallpaper, which matches the sink skirt. The molding and the lacquered walls in the powder room are painted mint green and tie in with the sky blue upholstery of a custom L-shaped scalloped banquette. The designer sourced the desk, which is vintage, from France; it’s attributed to architect Jean-Charles Moreux.

This garden-theme guest bedroom showcases an exquisite hand-painted wallpaper designed in a collaboration between de Gournay and fashion designer Erdem Moralioglu. The wallpaper’s chinoiserie design shows a scene of nature in full bloom on a vibrant imperial yellow ground.
Designer Dina Bandman turned the blue-and-white canopy bed sideways to make it feel more like a daybed, and to allow ample space for a seating area that invites guests to relax and unwind.

Loft
Designer: Sherry Hayslip
Designer Sherry Hayslip took cues from the lone existing natural light source in the loft, a skylight that serves as the centerpiece for the space. Hayslip was immediately drawn to the view of the clouds from the skylight, and worked with artist Carmen Menza to create a series of colorful art boxes for one wall and panels for the skylight. All of the other art pieces are by Dallas artists.

Rear Garden (this photo and next)
Designer: Melissa Gerstle Design
Melissa Gerstle’s magical and dreamy garden design was inspired by the Northern Italian gardens of Villa Caprarola. The thoughtfully selected elements include modern plant urns filled with sculptural agaves, and plants include Italian cypress trees, finely manicured topiaries and an espaliered magnolia tree along a feature wall. The poolside furnishings include lounge chairs, custom cocktail tables and intimate daybeds with a black-and-white color scheme, all set against a romantic, lush backdrop.

Beyond the pool and patio is a garden with mature trees, hydrangeas and a soft carpet of ferns and grasses. A secluded fire pit encircled by black Adirondack chairs creates a cozy lounge area. A stunning hanging sofa, suspended above the garden floor from a tree, provides an ideal setting for relaxing and enjoying the view.

Grand Entry Gardens
Designer: Lambert Landscape
The grand entrance to this mansion, with its pitched slate roof and stone-and-limestone exterior, evokes the French countryside. The team at Lambert Landscape painted the existing black window frames a light blue and designed the front gardens to highlight the architecture. The landscape was intentionally kept low and minimalist with cloud-form pruned boxwoods, ground covers, low plantings and gravel.
The hand-carved circa-1900 French limestone fountain, from Pittet Architecturals, to the left of the front door can be seen from a dining room window.
