> Be sure to identify in the sales agreement how warranty issues will be handled in the event the builders contractor is unable to resolve issues.

> I purchased my home built by WB Garrett in December 2020. When I began to use the AC in April of 2021, there was a high pitched ringing noise that would last for hours after the AC unit finished the cycle. This sound was so egregious that we were unable to use one of the bedrooms. I contacted Bill and he had the contractor (Adams Heating and Air Conditioning) come out and assess the problem. The contractor was unable to diagnose where the ringing sound was coming from, and suggested there wasn't enough insulation in the wall and in order to get rid of the ringing sound the refrigeration lines would need to be abandoned and new lines would need to be installed on the outside of the house. This of course would have been covered 100% under the home warranty.

> I was not interested in having these lines on the outside of the house and I felt pretty confident that there was a mechanical problem, I contacted another HVAC company to diagnose the problem. This company changed the TXV  (thermal expansion valve) at the air handler and the ringing noise stopped. The charge for this repair was $500.

> Since Adams was unable to figure out what needed to be done after at least three visits, I thought it would be reasonable for Bill and/or his contractor to cover this expense which is likely much less than the cost of abandoning and installing new lines, and the original problem still would have existed. Bill offered me $250 and was adamant that since I did not use his contractor this was more than fair compensation. His contractor could not properly fix the problem. In my opinion, the accountability is on the contractor and should not be shared 50% between the homeowner and the builder. Needless to say I was disappointed with this reply. I did not take him up on his offer of $250. This is about accountability and is really another example of how we now live in a world where deflecting responsibility and blaming someone else has become normal.

> Be sure to state in the sales agreement that if the contractors hired are unable to repair their work under warranty, you as the homeowner have the right to be reimbursed 100%, after of course you give the contractor reasonable opportunity to repair the issue.

> Bill Garrett is a custom home builder whose homes are second to none.  He has been a man of his word the entire time I have been working with him.  I knew I wanted him to build my house more than a year ago, but I could not find a lot that met my needs.  So, I set out to find a house that Bill had already built, I found one and I bought it. I needed two first-floor master suites, and Bill Garrett has made that happen. Arranging for the architect, designing my remodel, obtaining all permits, and getting the job done in an incredibly timely manner - in fact, his crew is ahead of schedule. I can't say enough good things about his work ethic and the quality craftsmanship that has gone into making my house perfect for my family. I knew I had made the right decision to buy a Bill Garrett home!
