What we can promise is clarity early: we provide a realistic timeline right after our first meeting, once we understand the details of your project. It is one of the first things you receive. And because we finish one project before we begin the next, your home gets our full attention.

**How do you handle budget and cost?**
Budget is part of the conversation from the very beginning. You receive a straightforward ballpark after our first meeting, and during pre-construction, a very detailed scope of work that highlights every detail included in your price. During the project we also look ahead on your behalf, flagging any additional work that may be needed so you can protect your budget in advance. Full transparency and constant updates, so there are no surprises.

**Do you charge for design?**
Structural plans are included in our price, and 3D layout design is part of our planning at no cost, before you ever commit to the project. If you choose to work with one of our interior designers, the arrangement is flexible. In some cases we include it in our price, and in most, you work with the designer directly, based on how involved you would like them to be. Either way, we coordinate the design so it serves the build.

**Do you manage permits and engineering?**
