I have learned from multiple construction experiences that the more refined and detailed the plans are from the outset, the more time and money are saved on the project. Waiting until you are deep into a project to then go select your finishing materials in a rush under a deadline is stressful, inefficient, and wasteful. “Yeah right ~ we will just STOP our lives because the contractor didn’t think ahead, and instead last minute asks us to dash out (can you tell this is irritating to me)”. In my opinion paying for high level thorough plans (while pricey) is the best way we have found to create time efficiency, minimize cost overruns, wasted down time, and greatly reduce construction stress. We have hired J. Montgomery Designs for multiple homes over the last 15 years. They are the best. I was shocked that other professionals would even suggest that we get bids based on only a concept plan. The fact that construction documents aren’t standard practice is surprising. J. Montgomery is full service and has become our one stop shop for our residences-past, present, and future. They work anywhere and offer remote meetings which fits our lifestyle. They design the concept plan, detail all the specifications, and then assist us through the entire construction process. We have never met on site; meaning our entire process is virtual and custom tailored to each of our busy clients needs (screen to screen, not face to face).
