JT has over 40 years of experience in planning, designing and permitting both new custom homes and remodel additions. This vast experience across the Western Washington region covers every jurisdiction and multiple building departments. JT Design will help you navigate through the challenging process of designing within the constraints of your current zoning, as every lot has some unique restrictions which often dictate the best path and scope of the work. We also help do this within your construction budget if possible, or identify early on where the budget will not fit and why.

Our focus is more often finding the right design to fit your existing home, so that once completed there is no obvious line between new and existing. We are less about winning design awards and more about making our clients happy by turning their dreams into a buildable reality.

In slow or busy times, we take pride in responding in a timely manner. Nothing is worse than feeling like your project is being ignored or not important. Satisfaction is more than just a catch phrase to my company. Our services ensure that this process is understandable, fun and that your expectations are exceeded.

The 3d tools also make the design process and communications about your desires very easy to understand and follow. Feel free to call and ask as many questions as you want.

I'm also newly disabled so I have a much better understanding of what it means to be aging in place.

### Typical Job Cost

$3,000 - 30,000

Remodels can vary depending upon the overall scope of work. I give a detailed estimate of my fee once we have discussed the details and drawings needed. It is best to call and talk about scope. Once we have nailed down the scope it is much easier to zero in on fee's for myself and the various engineers needed on your job.

**★★★★★ — Timothy Shay, Feb. 2025**

> JT was wonderful to work with throughout the entire design of the project. He went above and beyond to make sure all of the engineering details were completed.

**Comment from J.T. Design:**

> It will be a wonderful shop/office when it is done.

**★★★★★ — Steve Mulvey, Nov. 2023**

> Very Professional to work with. Great communication during design phase. Professional plan sets.
> Great knowledge of permit applications and requirements/codes

**Comment from J.T. Design:**

> Your one of the most patient clients I've had to date. :-) A pleasure to work with.

**★★★★★ — Tom Bozarth, July 2023**

> We embarked on our remodel journey with JT as our architect, and it has been a great experience so far. Our project involved a master suite addition, an RV garage, and a complete overhaul of the existing house. We requested several changes throughout the design process, some of which were quite extensive. However, JT gracefully accommodated all our change requests, managing his schedule to ensure our vision was met.
>
> The final architectural plan that JT crafted has garnered praise from everyone who has seen it, and we couldn't agree more with their sentiments – this is a GREAT design! With the building permit in hand, construction has commenced, and we are eagerly looking forward to continuing to receive JT's invaluable support throughout the entire construction process. We will be sure to update this post as we progress toward the final completion of our dream home!

**Comment from J.T. Design:**

> Thank you for your kind comments. I only appeared to be graceful after biting my tongue hard a few times. But in the end, it was what you wanted, not what I felt looked the best.
> Considering what you started with, this extensive remodel will look great once completed.

**★★★★★ — Margaret Heitzmann, June 2022**

> JT was very supportive and helpful throughout the design process and was up front about all charges and our next steps. No surprises and personable.

**★★★★★ — Amir Naveh, May 2022**

> We worked with JT Design on a 200 sqft expansion project with changing almost the entire 2nd floor plan.
> The design for the project took place during the pandemic which required us to work online with JT that surprisingly worked very well.
>
> Overall, we are very pleased with the results of the design. JT created multiple floor plan alternatives with 3D drawings for us to review, discuss and pick the best plan. JT was also very mindful of building costs and always tried to find the best cost-effective plan for us. JT was very open to our suggestions and ideas and when they made sense immediately incorporated them into the plan. Throughout the process, JT demonstrated tremendous knowledge and had the patience to explain all the details to "1st time remodelers".
>
> In addition, JT was great working through the permitting process with King County and went above and beyond responding to their comments. While the permitting was taking longer than expected due to King County workload, JT was an assuring voice.

**★★★★★ — Dean Weller, May 2021**

> JT was excellent at converting our input and information into 3D renderings and digital files for our project planning review. He was also very quick to understand and resubmit after new standards took affect. JT is very responsive to communication and dedicated to each project, fighting a good fight. You would be wise to use his services and pleased by his knowledge and attitude.

**Comment from J.T. Design:**

> Thanks for those kind words Dean, So many times I wanted to throat punch those City officials for being so disconnected from reality, it is a rare client that has that much patience for stupidity. You stuck with it, and now have a nice modest addition.

**★★★★★ — Adam Beachnau, Feb. 2021**

> We worked with JT on a significant remodel of our lake house. Our house needed a ton of work but we were on a tight budget. Where JT was super helpful was coming up with creative solutions to achieve our end goals but in ways that would fit our budget. While our project isn't completely finished yet as we are doing in multiple phases, we are happy with our first phase. JT has extensive experience, prompt at responding, worked very well with our contractor, and we would definitely work with JT again.

**★★★★★ — Patrice Galvin, June 2020**

> We had a significant remodel to our daylight lower level in mind. J.T. listened to our ideas and turned them into drawings and plans. The project included the the addition of an enclosed porch, turning storage space into a music room with a 3/4 bath, moving a laundry room, and creating a second master suite. We thought we were overly ambitious but it all came together with his expert guidance. J.T. also handled the permitting process and kept us informed at each step. We are excited to get underway and grateful to have worked with J.T. Design for this project.

**Comment from J.T. Design:**

> Interior remodels are always a challenge, but it was made much easier by having clients like you, that understand all the issues which will drive the costs up. Your flexibility helped make this more affordable while still meeting all of your needs.

**★★★★★ — Michelle Steiner, Feb. 2020**

> JT's expertise has been invaluable! JT worked with us to construct plans for an addition to our home. He is extremely knowledgeable about the design process, and excellent about adding suggestions for the best way to utilize space. JT is prompt in answering questions, and often gave updates about where he was in the process. JT also helped us with submitting our permit to the city. I could not have done this without his expertise!! He has a great working relationship with the city and their process for permits. I could not be more pleased with JT and his service for us. He has been amazing!

**★★★★★ — Lisa & Mitch P, Jan. 2020**

> JT has been amazing to work with and guided us each step of the way.
> We approached him with a mostly blank slate of a project. He took our feedback, collaborated with us and was timely in responses. He also constructively challenged some of our decisions- helping us to avoid spending unnecessary money (like looking to include an additional balcony).
> During the Snohomish permit process, JT responded within half an hour to the permit office refuting a change they were requiring (the permit office was using outdated info & JT was right!).
> He even included a screen shot of the more up to date code; citing his sources! This saved us valuable time in an already lengthy process. He is very knowledgeable on building codes and regulations.
> By utilizing JT and his expertise, his services offered were well worth the cost and saved us from costly unnecessary additions to our build. He also helped us to efficiently get through the permit process.
> Truly an excellent architect, we plan on working with him on more projects in the future.

**Comment from J.T. Design:**

> It was a real pleasure to work with both of you in completing this unique space above a special garage. It already had great bones and a wonder shape, which you allowed me to refine into this fun, but small, living space and deck.

**★★★★★ — HU-856442173, Sept. 2019**

> Jay did the job and got it done through all the hoops and tape that the city made me go through. He was very professional and knowledgeable on his craft. Jay has great design ideas. Bring your dreams and Jay will help make them bigger. Jay responded every time I had a question. And believe me there were many. I’m sure I’m not done calling Jay. He’s been my right hand man.

**★★★★★ — Alicia Bennatts, Aug. 2019**

> I have nothing but good things to say about JT Design. We worked with JT on a residential addition for our 1960s home in Redmond. JT worked with us through several design revisions, figured out how to work within our lot coverage limitations and delivered a design we love that's within our budget. In addition, he's made revisions and answered questions throughout our construction process. He even quickly unblocked one inspection when a revision was requested prior to our schedule foundation pour. We have greatly appreciated his support and expertise throughout the process and we are looking forward to enjoying our new master bath and bedroom.

**Comment from J.T. Design:**

> Thank you for your kind words. My goal is to help you get to the end with as few road blocks, hurdles and bumps as possible.

  - Description: Clients wanted to take full advantage of their private back yard, but needed outdoor space that was not 12' down from the main floor. We came up with a nice covered deck concept that focuses on the views of the trees beyond and internally so you are not as aware of being up so high. The seal stone faced gas fireplace just adds another level of warmth along with the warm t&g ceiling and composite decking materials. Having the warm brick fascia also gives a sense of solid weight to a loft project.…

  - Description: Unusable backyard needed a combination of covered and uncovered deck. The elements were hard on the existing deck and it looked so bad that the clients rarely used it. This new space included the warmth of a brick faced outdoor kitchen with all stainless steel appliances and stone countertops. The new covered deck was designed to have the warm wood flat soffit ceiling and skylights to bring in natural light. The ceiling was kept light to contrast the slightly darker composite spaced decking. The…

## Community Q&A

**Q: Those tiles are amazing! Where are they from?** *(in Photo Questions)*

A: Those are from Mercury Mosaics; 1017E Sea Mist - Large Moroccan Fish Scales
They also have several other colors.

**Q: Please tell me the brand & color of the stone cladding /veneer. Thanks** *(in Photo Questions)*

A: I believe this was the Cultured Stone Pro-Fit Alpine Ledgestone; Summit Peak. There are several variations of this color in the Pro-Fit series.

**Q: are you suggesting tub, shower or the floor?** *(in Photo Questions)*

as of now i have a shower and tub total in 2 bathrooms, i will not change that number

only thing that will change is the size. From 3'x3' shower it will be 4 or 5 feet shower and little bigger than standard tub with tiles

A: Now I was just sending and example of how to do a photo for the ideabook. Sorry to confuse. :-)

**Q: Love the stone, is it veneer? what make? thank you** *(in Photo Questions)*

A: That I don't know. The owner, who is an artist, and the contractor decided that one together.

**Q: Paint Colors** *(in Photo Questions)*

Hi, what colors did you use for this home's exterior? Thanks.

A: I could not tell you. That was by the Contractor and Home Owners.

**Q: What is the paint color on the walls?** *(in Photo Questions)*

A: Can you tell us who made that custom pivot door?
