> They are friendly, responsive and capable, but we wished we had gotten a clear estimate of labor hours and approximate project cost beyond the hourly rate prior to hiring them.

> We hired O'Shea based upon referrals from friends to tape and mud a the small project that is outlined in the pictures. With exception to a small portion in the stairwell, for which I provided the drywall, I did all the cutting and hanging of drywall.
>
> It is a given that there is down time when taping and mudding because it has to dry, so when it was suggested that it would take a few days for our project I didn't think much of it as I assumed these would be ~2 hour days laying coats of mud and coming back the next day to sand and mud more. After completing the sanding, they painted a coat of primer on which we provided.
>
> After four days of work we received our weekly invoice, billing for 23 hours of work, with an estimated 1-2 more days needed to complete the project, which frankly, was shocking. They are very clear about labor rates and materials markup, but we felt that the estimated time required to do the project was not clear and that the work was not done as efficiently as it should have been based on prior experience and consulting with other contractors after the fact. We were expecting 8-10 hours max to complete a project this size. While it looked pretty good overall, there were some small bubbles and raised areas in the spots that were completed that we feel should not be noticeable given the time spent. Had the job taken less time, we would have been satisfied with the results.
>
> The conversations that ensued were regrettably a bit charged, but ultimately Warren was willing to compromise on the total cost of the project to better meet our expectations, which was greatly appreciated.

**Q: Cabinets and countertops** *(in Photo Questions)*

Beautiful work. It is welcoming but still very elegant. What wood species for cabinets and what kind of stone for countertops? The balance of warm and cool colors is perfect.

A: Thank you, the cabinets are cherry from Crown Point Cabinetry. I'm unsure of the stone as it was some time ago.

**Q: Mantel details?** *(in Photo Questions)*

Would you know what the details of the mantel are? Height and width? It looks really rustic cool!  Thanks.

A: I don't have precise dimensions but the length is about 5' and it was a 10&quot;x10&quot; beam that came out of a 200 year old barn in central Maine. We have more beams available for sale if you're interested

**Q: I really like this light fixture - where can that be purchased?** *(in Photo Questions)*

A: The show designers purchased all of the fixtures so I am not sure where it was from. I did find a similar one on Restoration Hardware. It is called Modern Filament pendant. Not sure if that is the exact one they used.

hi I think my bathroom is similar to this one in size and I am looking to do a remodel with a similar layout.  can you be so kind and send me the rough dimensions of your bathroom so I can see if your layout will work in my bath?  thank you!

A: Hi
The dimensions are 7'wide x 10 ' long. It was quite difficult to get the tub and shower in that 10' space

A: By all means, update the interior with modern conveniences. You live "in" your house, not out in the road looking at it. Take into consideration the "feel" of the neighborhood when looking at a facelift.
