The dimensions of the right half of the room are 16' x 36'. If is 16' from the outside wall on the far right, to the staircase wall in the middle of the picture, and 36' the way the floor joist in the ceiling above are running, with the ends being overlapped with each other over the wall. The area above this is a large open plan living and kitchen space with an island. There is a second floor above that that ends about where the partition wall in the basement is. And, there is obviously a roof above all of that that needs to handle a snow load typical (whatever that is these days) of the inland northwest. I'm trying to use an online calculator like https://learnframing.com/wood-beam-calculator/, but don't know if this wall is just carrying load from the first floor, or also the second floor and roof. The wall doesn't look particularly beefy, but I've had contractors give different vibes about how easy or not this would be to replace.I think there's a general rule that a 2 x 2"x10" header should be able to span 16 feet, but I'm not sure that considers all the load this header would be taking? 1\) What would I be able to do with span and header height of a steel header? How much more expensive is that then wood? I think they also need to support it with metal posts into the concrete? 2\) If I stuck with traditional 2"x10" framing, what size door opening could I get here with 2 x 2"x10"s? 3\) Is there anything else I should consider when talking with contractors (before or after accepting a bid) about this part of the project? I assume I can insist an engineer or architect look over the change? But, I'm not sure how to find one. Or, should I just do that now before hiring a contractor? Thanks A: Your costs and the difficulty of the change will rise exponentially the wider you make the opening. By working with your builder and whowever engineered the home in the first place, you might be able to find a sweet spot that widens the opening, leaves the ducts where they are and works with the existing footings. Talk to them. No one here has the necessary knowledge of the point loads, soils, how the footings are constructed, and how this will affect the process of the build. **Q: What do you think the dimensions of this island are?** *(in Building a Home)* A: Measure what you can comfortably reach on a 36" counter. By bending slightly I can reach 28" comfortably. I can reach something as far as 42" but not comfortably. I would never want an island wider than 56" . Even that dimension would leave me responsible for cleaning the island. **Q: New build realtor commission** *(in Building a Home)* I visited a builder in July of last year and they gave an initial estimate. Nothing was signed & there wasnt any follow up. I recently purchased land & my realtor has reached out to the builder on my behalf as a new customer. The builder is saying my realtor is not eligible for a commission. This is a deal breaker for me. Am I wrong? A: I agree with your builder. Neither of you have any obligation to this realtor. What this realtor is doing is unethical and possibly illegal. Like any profession, there are a lot of great, ethical realtors and a few really bad ones. The instant a realtor tried to strong arm me for an undeserved commission I'd be on the phone to my state's real estate commission. **Q: How do you think about these problem?** *(in Building a Home)* It is my new house. What do I have to do? I will have a meeting to discuss for the warranty with builder. 1\. Foundation 2\. Flooring Because of the uneven level, the builder reinstalled the flooring the engineer woods before the closing. But I couldn't find any underlayment in the picture. After it was finished, they told they put the underlayment under the engineer woods. But now, the house is so cold. The underlayment can be the reason? A: Good. It sounds like they acknowledge the problem is theirs to fix. You need to know exactly what they mean by "install again in the spring." There's a big difference between fixing this for real (removing the soil, re-installing and compacting properly) and pouring a new sidewalk on loose soil. If they do the latter, it will last just long enough for the builder to be gone. **Q: Windows for 10’ ceilings** *(in Building a Home)* I’m working with a tract ish builder. The main floor ceilings are 9’ but I can pay to raise them to 10’. I will upgrade the doors as well to 8’ doors. But should the windows also be taller? Sure, I can move the windows up to align with the taller doors. But should the whole window itself be taller too? Will it look weird for the same size window used in the 9’ build to be a foot higher off the ground? Thanks for your advice—builder is no help on this. They get so much business I’m on my own to make sure modifications look right. A: Agree with Mark... depends on your house design, views, orientation, sun etc. Generally though, your perception of the height of the space will depend more on the height of the windows than the height of the ceiling. So, raising the ceiling without raising the windows is a waste of money and can actually make the space darker and less appealing. I disagree that the interior doors and window heads should match. Try to match the exterior door and window heads if you can, but windows and interior doors are two different animals. **Q: Trusses or Rafters?** *(in Polls)* Hi all, Do I have trusses or rafters supporting the roof of my 50s home? I think it's trusses but wanted to check here. I hope to go open plan with a perpendicular vaulted ceiling in the living room, do you think my roof design supports that or will it be more expensive because of the current structure? Thanks!
