Rempel Homes was founded in 1978 by Les Rempel.

Les is now joined by his brother Ed, and son Jeff.

> I have long admired the Rempel built homes in our community and can easily identify them by their character,  balance and proportion, high-end details and products...they have a classy enduring style that give you the feeling of family and solidity.   Having replicated the house I lost in the Flood of 2013, feeling vulnerable and untrusting, the whole team at Rempel Homes- from the framers on up to the finishing crew- treated me with nothing but respect, kindness and helpfulness.   The drawings and design were expertly handled by the talented in-house designer and architect Lisa Gale AT.   When a decision was to be made, more often than not, I was heard to say "whatever Lisa thinks is best".   Son Jeff Rempel handled my education on the construction process answering my questions promptly (even at odd hours) and thoroughly backed by research, one-on-one sessions and resources.   I rarely left my home town to look at products as most were on-hand or quickly brought in from their many vying professional contacts.  Les and Ed Rempel were on site much of the time, though unnecessarily, as their trades people are most experienced, hard working and highly skillled.  Turnover of their trades people is rare and many expressed the same thing...that they admired the passion and care the Rempel family feel for their homes and people.   Everyone went above and beyond the call of duty....even son and master electrician, Josh Rempel came to hook up my entertainment system at no cost, after the fact.   If I have any regrets, they might be that I should have listened and followed their advise instead of doing a few details, my way.   The Rempel Homes family live, breathe and eat their profession;  they listen;  and their 'word' stands for something.

**Q: Island lighting** *(in Photo Questions)*

Hello, can you tell me the source for the island lighting? Thank you!

A: Hey Kate, I apologize. These lights were supplied by the client, so they are not in our records. I love them as well. Restoration Hardware has some that are similar to these that might be a good place to start. Alternatively, feel free to take this picture into your local lighting supplier, they can often source them. Good luck!

**Q: Renovation and Budgeting** *(in Other)*

Do you provide an up front budget to contractor/designer for renovations?  Or do you tell them what you kind of want done and get a bid/quote?  What are the steps and best approach?  Thanks for help

A: Hey, I'm a builder-renovator. The answer to your question lies in your answer to this question: 'Do you trust them?' If you answer yes, then you'll be well served to let them into the process. The project can be built around you and your goals, but only if the people who know the numbers and the implications can contribute. If your answer is no, then you may want to let them invest some time in earning your trust... or move on. Renovations are way to expensive and stressful on the best of days to be working with people you don't trust.

**Q: WHERE TO BUY, HOW MUCH, DETAILS NEEDED** *(in Photo Questions)*

Hi, I need to know all the specs on this sink.  How can I buy it.  How much does it cost. what is included in the cost.

A: I've loved these products for a while now as well. However, Toyo doesn't have any visible distribution in the USA or Canada. (Or so it appears when looking online) Unless you speak Japanese, or would like to take on international shipping and customs yourself, I'd suggest you connect with a plumber and ask them to see if any of their distributors can access it in your area. Don't expect it to be affordable either. ;)

what color quartz was used on the island?

A: Hey Megan, this is a Caesarstone Quartz, I'm pretty confident the colour is Calacatta Nuvo.

**Q: How to work with a custom builder?** *(in Design Dilemma)*

Please help me to understand this:  I went to visit a custom builder.  I had previously visited one of his models, took home a floor plan, and modified it, making the under air living space smaller.  We met again with him yesterday, supposedly to review my modifications and to get an estimate of cost before we go to a contract.  Instead, he tells me that, for all his houses, he uses a cost per total square foot average (under air, garage, entry & patio areas).  That cost per sf remains the same for me.  This doesn't make any sense to me.  I changed mostly the under air areas, which are the higher cost, so it seems that my overall cost per sq ft should be lower.  Am I thinking right, or missing something?  I'd really appreciate any builders chiming in with an explanation I can understand.  Thanks!

A: GTG makes a great point. Dollars per square foot is a problematic method to price accurately. It's useful as a learning tool looking back at a project, but less useful for planning a project.  For the sake of expediency, builders often amortize costs over the 'average' project. This saves a lot of time pricing, and allows them to get to a sale more quickly. But no two square feet are equal. What may have happened is that while you decreased conditioned space. the actual impact of the change has a negligible cost impact, and they are simply acknowledging this. 
I'd approach this from a trust / confidence point of view. If your builder's reputation suggests that they have delivered for others in the past, then it's reasonable to trust their ability to provide accurate pricing. Good luck!

**Q: Color/Material of the front door?** *(in Photo Questions)*

Also where was it purchased?

A: The door is a custom stain, but I'll give you one of our secrets... It's a fiberglass door. Not wood. You can't tell the difference unless you're a few inches away, but a fiberglass door is much easier to maintain, and more affordable. This one is from Ply-Gem.
