Their proposed designs not were only shown in a professional Auto-CAD file converted to a PDF image but also included and 3D prospective. Once our final design was selected we were issues printable large scale files for our builders and files for our records. The current design for the lighting plan and some conceptual line drawings are shown below. A few notes: The left light in the ensuite (C/C/ on Sink) will be a 10" Solatube (light tunnel) with an integrated LED light fixture There will be medicine cabinets above the vanities, so no room for wall sconces :( I was planning to have LED strip lighting under the medicine cabinets (for accent/night lighting) I prefer warm white light (2700K) The line drawings don't show my actual fixture selections -- it's for layout concept only (e.g. I'm not doing a double vanity) A few questions: Will there be sufficient lighting at my vanities from the pot lights or should more lights be added? Please bear in mind that I don't think there won't be any wall space for light fixtures at the vanities (since I'm installing medicine cabinets) What size/diameter of LED recessed ceiling fixtures should I get? What wattage of LED recessed light fixtures should I get? If the Solatube in the ensuite is 10", should I use a matching 10" LED fixture in the ensuite shower? Any recommendations on LED strip lighting for under the medicine cabinets? It would be nice to have strip lighting with an integrated switch (so that I don't have to have another switch on the wall) Any other suggestions on the lighting plan? Thanks! A: Eh, on second look maybe the godmorgon light isn’t so bad ... **Q: hello, please help me, please** *(in Design Dilemma)* I recently moved into a farm house in Oregon, really cute for the most part. However the back outside of my kitchen cabinets face directly into my living room and I don't know what to do with that space. I can't remove them because we'd be left with no storage. A: I'd figure out a way to incorporate storage in other ways so you can remove it. It's weird. **Q: Need advise on the bathroom floor tile and vanity top** *(in Design Dilemma)* I posted pics of the tile I choose the Crema Bella is for the floors do you think it's too much? Should I just continue with the Dolomite on the floors. A: It makes sense on the floor. It doesn't make sense as a square on the wall, it's like a sticker with no purpose. **Q: Master bath ‘spa’ shower/tub or just shower?** *(in Remodeling)* Still trying to work out what we’d need to do in a house that we could renovate but that needs lots of updating. Currently it has one of those 70s Sink-in-a-nook off the bedroom, bath and toilet to one side, closet to the other arrangements. Not sure if we want to close that off, though - it is nice that there is sink access even if someone is using the toilet. We’d at least somewhat screen the sink from view from the bed, if not actually redo the whole space. My current dilemma is that even if we redo the space, I don’t think it‘s large enough to add a stand-alone bathtub unless we give up the walk-in closet and just have wardrobes in the bedroom. Which I’m not sure about for eventual resale (like 10 years) - would no closet at all in a master be a big problem? Assuming we keep the closet, I do want the bathroom to have more of a relaxing ‘spa’ feel. The most common renovations I’ve seen that seem to achieve that are the ones that replace the tub with just a shower. The thing is, I do take baths. I have autoimmune arthritis that sometimes gets pretty much everything from muscles and tendons to joints hurting, and a nice bath helps a lot. There is a bath in the main bathroom on the floor also, but going to the shared bathroom for a relaxing bath doesn’t seem as luxurious and relaxing? (Also that bathroom will be used by a teenager and I don’t want to have to scrub it down with bleach right before a bath every time. But I doubt he’ll keep it as clean as I’d want.) So do I estimate for changing the tub to a shower, or can you make a shower-over-tub feel luxurious and spa like and not cramped as a shower? Or do we plan to ditch the closet and have a completely rearranged long narrow bathroom? (I don’t have exact measurements but it would probably be maybe 5’ x 17’ if my guesses based on the last time I was in the house are in the ballpark of accurate. Window on one end which is currently in the walk-in closet. The toilet/bath room is a little cave. I was thinking of seeing about having a skylight added whenever the roof is next redone.) A: A girl needs her baths. I think you can make it feel luxurious with the right finishes and more importantly the right tub. If you like taking baths ... keep the bath. I like baths too and still needed a shower, see pic below. I think the marble makes it feel luxurious. Install a rainhead from the ceiling... they are amazing. **Q: Double vanity size in main bath/kids** *(in Design Dilemma)* Hello, I need advice on the layout & size of a double vanity in my main bath/kids bath. We are in the middle of a reno and are closing off a bedroom entry that was once at the end of the bathroom. Because of this, the toilet will be shifted down, but that leaves 137 inches along the wall for a double vanity and a toilet. That’s such a huge space & looking for creative ideas to take up the space. A 72 inch vanity + a pony wall, but still leaves 61 inches for just the toilet. Such a huge open space. What else can be done to take up the space? Any creative visions out there? There is already a huge linen closet inside the bathroom, so we really don’t need more storage. Thanks in advance for your suggestions! A: I don't really think you need a pony wall. Just have a finished end on your vanity. I'd save my money on that and spend it on countertop upgrades. **Q: need help with this room** *(in Furniture)* I am in market for new furniture and decor for this room. We recently moved in this new house so we have been using our old worn our couches. I know I want to buy leather couches. I am thinking about two leather chairs and a three seater couch. What are you thoughts on what would be more fitting to make this room functional and warm. This is a very bright lit room. I don’t like the blinds as I love the view. We don’t use this room in the evening so keeping the blinds up all day long is not an issue. A: I would scoot the entire seating area away from the windows about 12". Place the leather 3 seater facing the tv wall, a leather 2 seater or 2 leather chairs where the existing 3 seater is. Then get 2 smaller scale accent chairs and place them in front of the window.
