X12w to 15w in front of patio door, a raised cement patio approx. 12x18, 12" high with water feature and two seating benches on either side, a fire-pit within a cement border and sod with chicken wire beneath for gophers, stepping cement squares with stone on the south and north side of the grass area, no other landscaping done. Project timeline: October - December 2013. Will include pictures later. > 1\. Start of the project. I had things around my yard that were given to me; chimes, little figurines, and clay pots. During project preparation these items were moved to one corner of the yard and piled/stacked on top of each other and items were broken. > 2\. Angel worked through the project pretty quickly, it was a bit concerning. So I asked if perhaps he misunderstood my timeline. Come to find out he miss understood and thought I needed project done a month earlier. > 3\. Work crew showed up on time and worked consistent hours. I have several dogs, so I would inspect the area before allowing my dogs in the yard. Sadly, I would find nails, screws, wires, besides light trash and water bottles. > 4\. In our discussions, we discussed a wood inlaid patio, ipe wood he said. As the project proceeded it turns out he didn't use the wood because of the cost. I was disappointed, $15K is no chump change. > 5\. The yard was completed and my initial reaction was very pleased, since my yard was all dirt previously. I've had a year to settle and think about this. > During the project. Angel kept making a point of pointing out that he was giving me a great deal, $15K! Here's my experience: 1: I had to request a timer be placed for my sprinkler system, he placed a battery operated timer, not the electric one I had expected (ooops discussed not on the contract), 2: the water feature kept clogging up. The feature guy replaced it with an I water feature and have not had a problem since. > 3: Could not find the main for the backyard. After much hesitation called Angel who sent a worker out. Turns out the casing for the main was never installed, it was corrected. 4: large moisture stain on cement in only one corner of cement slab (see pictures) still waiting to hear back. This stain has been there six months after slab was laid. A 3, 6 month follow up would have been nice to see how things settled and check on sprinklers. > The gentleman that built the pump came and placed an electric one within the pool of the feature, have had no problems since. The fire-pit was completed in middle November, it was used in late December at an event I hosted. The fire-pit cracked in 6 different places due to the heat of the fire. I spoke with Angel and he claimed its natural. I will add that there is no fire-lining within the fire-pit and the fire-pit wall is 51/2" wide. The patio laid the length of the house has several cracks on it as well within the first 6th months. Again, I was told cement cannot be guaranteed, but he sent someone to do stress cuts. The cement finishers did a very nice job finishing and making the cuts on the cement, looks beautiful except for the cracks and the large moisture stain. Am I disappointed, of course I am. I used a non licensed contractor in my last project to do a large project yard in my previous home; Several cement areas, sitting wall, two large patios longer and wider than this one, and front patio with slate, cement walkway around the house and steps with lights to a pool and jacuzzi and walk area, and widened driveway. In 6 years I lived in that home, not one crack on the cement. I would have liked to have seen Angel more on the project particularly at the end of the day. If I had to do it again, I would have a clear view of what I wanted and obtain everything in writing. My recommendation; include details of expectation in contract, not just in the initial discussion verbally, make sure you speak up if something is being overlooked or forgotten. Don't assume anything! There were already existing structures in the yard that we wanted to keep to avoid incurring more expenses: built in BBQ with a huge granite tile countertop, grass area, small concrete patio. We wanted to make it more modern and inviting. > Needless to say, we had a budget to adhere to and a long wish list to satisfy. We interviewed a few companies. I think there could have been room for improvement in communication as far as what exactly was going to be done for that specific day. There was a rough timeline on the contract, but sometimes it was not quite the same as what was being done at the moment. It was important to me because payments were due each time there was something done. > Picking out plants could have been improved too. Our initial agreement was Angel or his staff was going to take me to the nursery to pick out the plants/trees I like. I wasn’t sure if it was due to time constriction or schedule conflicts that I asked and waited a few times for the nursery trip schedule, but it never happened. Instead, he just emailed us pictures of plants to look at, and he later stopped by to describe these plants in person while we look at the pictures. Again, being meticulous and perfectionists, we were a little skeptical about that approach, but Angel told us once again to trust him on this, and we did. I have mixed feelings about the plants. Most of them were the ones I like, but some were not to my liking. When it came time to laying out the mulch in the front yard, we did not like the ones he chose. It looked very messy and not minimalist/modern at all. We asked him to replace it with brown wood chips instead. They moved the mulch to the backyard slope area instead. That extra work could have been prevented if he showed me a sample of that mulch and get approval prior to laying them out. The fact though, that he was willing to work with us to meet our standards was a good thing. He was also specific about the additional costs each time things got changed or added. There were no surprises about the costs/fees. Even on the contract everything was detailed, so you know how much certain things/tasks cost. > > About his crew: They were always on time. They actually started early, before 8:00 am and finished before 4:00 pm. They were very hard working and polite people. They have good work etiquette and professionalism. It seemed like they take pride in their work/craftsmanship - especially the person who did the wood for the deck, fence, and accent wall. We like the quality of their work. They always cleaned up after working daily. Angel or his lead crew would stop by almost daily to ensure things were progressing smoothly. > > The entire project finished in about 3 weeks, a little earlier than the expected date, which was a plus. Overall, we were satisfied with the end result. Despite some glitches here and there, we were happy that we now have a modern backyard with a nice seating area around a fire pit. The front yard came out beautifully. It surely added curb appeal to our home. Our neighbors have been complimenting it. Several people even stopped by to ask about the Landscape Company. We can even see cars passing by slowly to admire the front yard. > > AFTER: > I purposely waited several weeks before writing a review to see how everything will stand over time. After 2 months, some of the plants died. I wasn’t sure if it was due to the hot weather or the yard soil wasn’t suitable for the plant choices. The good thing was: Angel would send his staff from time to time to check on things and once they found out about the dying plants, Angel took the initiative to replace some of them with no extra charge. > We also found out later on that the faucet in the existing BBQ area was no longer working after they finished the project. My husband’s suspicion was they forgot to reconnect the piping for that faucet. We raised our concern to Angel. He sent his staff a few times to check on it and find out the cause. They couldn’t find it at first. Several days passed and more texts/phone calls were made to get it fixed. His staff wasn’t sure how the “irrigation crew” did it. I suppose there were different crews for different tasks. They have decided that the only way to find out is to dig the already finished yard. So they dug and found out that the water pipe for the BBQ faucet was not reconnected, hence no water supply. They fixed it and cleaned up after. The faucet was working again, but we were left with an area of ruined sod - they said they will replace, they haven’t done so yet. > Two days after they fixed the faucet, we had a flood in the backyard when the water sprinklers went off in the morning. Apparently, one of the pipes bursted and left a geyser in our yard. I immediately called Angel and told him about the emergency. He instructed us on how to shut off the main water valve and sent his staff a few hours later. Our suspicion was it had something to do with them previously digging and fixing the water pipe for the faucet in the BBQ area. They said it was one of the “old pipes” and not the one they installed. Regardless of who was to blame, they fixed it. After a huge water bill due to the geyser, so far, everything seems fine. > > My husband and I really like Angel. I didn't feel daily updates were necessary so it's really not that big a deal but being late for appointments or failing to call when an appointment couldn't be met are bigger issues. I was doing a much bigger project - we needed drainage to be put in since our house was on a very steep hill and had absoluately no drainage, the retaining wall at the bottom of the hill was falling over due to rain over the years, and our backyard was essentially a mess of tree roots and dirt that was unusable. We got a couple of estimates and met with Angel from Promised Path. Right away we were able to tell that Angel was not just a salesman/contractor - he really knew his stuff, listened to our ideas/needs, and worked with us to put together a proposal that represented our needs and offered suggestions that we would have have thought of. We appreciated that he took as much time as we needed to explain how things would be done, the pros and cons of certain things (pavers vs concrete, etc etc). He also wrote up a comprehensive contract, and we went back and forth until we were both satisfied with the contract. > They started on time, finished early, and stayed within budget. There were a couple of surprises along the way, but more due to us changing our minds regarding a couple of things but Angel worked with us on any changes that we wanted. He made some great recommendations along the way that made the end project much better. We had retaining walls added, rebuilt part of an existing one, cleared the entire yard, put in paver stones, put in a gas firepit and a bench, reinforced the beams on the existing deck and the concrete blocks, put in drainage behind the retaining walls, all around the house, installed drip systems, put in a new underground drainage out to the main road to replace the existing/nonworking one, and replaced some fencing. They did a great job, the back yard looks fantastic now, seems much bigger, and water is no longer a problem. Not only that, when we found out the existing drain out to the road would not work, they very carefully drilled out to the street and after patching up the small band that they had to dig up, you can barely tell that there is new vs old concrete on the driveway. Overall we had a very good experience with Promised Path and would recommend them to friends, and would use them again for other landscaping projects.
