> This will be the first of a two-part review on Quality Engineered Homes (Quality Homes). I feel the process of buying a modular home can be divided into 1) a design phase and 2) a build phase. I believe both phases are significant in scope and require their own review.

We were impressed by their robust building process and their use of high-quality building materials.

> It has been 11 years since we purchased our Quality Home.  Sadly the furnace has failed so I called Quality Homes to see if they stand behind their work/partners.  I was told to call Bryan's Fuels in Orangeville who installed the furnace in our home.  Bryan's Fuels informed me that the labour is only a 2 year warranty and parts are 10 years.  I guess that's why it failed at 11 years.  Disappointing for sure.  Anyone considering a Quality Home may want to pay extra for an upgrade to their furnace since the grade they install will likely last just past the warranty expires.

> I was satisfied with the project until we moved in. From the time we moved in we have had issues with quality homes not returning our emails, or text messages regarding HUG money (they owed us for going beyond the move in date), cracks in the foundation (we were told we would receive a letter from the legal department regarding extended warranty) still haven't heard anything to this date, they did not notify us when people would be coming to fix things on our Tarion list, to date we still can't get an answer when the list will be completed, the garage floor has heaved and not dried in certain areas, again emails and text messages have gone unanswered.  It is like no one there wants to do their job and address the issues. Very unsatisfied. We have had friends consider building with them and I am sure they are looking elsewhere after hearing about our stories.

> While we've had a few problems with our house, they haven't stopped us from being very happy with it and being glad we went this route. Fast, as far as house building is concerned is the real by-word here. 6 months from initial visit to Quality to move-in. One of their designs fit our needs well but it was still highly customized. The 6 modules were standing on-site (shrinkwrapped) within a month of signing. It was built winter/spring and this house NEVER got wet under the roof and siding, beyond what boots tracked in, or snow in the basement before the house was set! The design staff did an excellent job on customization, accommodating our desires. The interior trim finish was excellent. My biggest regret is not being more vigilant with the signed drawings and the project supervisor. In this type of build, you are the ultimate design/quality control. If there's something above basic that you contracted for, it's your's to ensure follow through on. The general quality and professionalism/project organization/management, call it what you will, is high and can/will lead to an overly-high sense of trust. They move fast, so visit often, check those special details/asks, cause once it's done, it'll be hard to rectify and you'll get pushback. Pre-empt them for maximum joy. We have in-floor heat throughout and they use set contractors no matter the location of the site in ON. If you want something different, it'll be up to you to arrange, because they'll build to any level and design, though it's not something they'll tell you freely. The heating contractor didn't seem keen on the ask. Time didn't allow another contractor choice. The outcome while nice and very liveable, could have been much better still. My mistake for not being vigilant enough. Growing up and working in the construction industry all my life, the orderliness of the site, the organization and timeliness of the crew spoke much about professionalism. There is one final detail. Make sure you have a good lawyer that reads ALL the fine print and understands construction law. Especially the Construction Liens Act. Sorry Quality, you're no different from the rest in this regard and you are not exempt from the Hold-back no matter how nice a house you build or how highly recommended you come. (I received comments of high regard from my electrician and others in discussion after signing the contract). Fortunately my lawyer had experience with what can happen to a purchaser that doesn't hold back the required amount.  I'd have absolutely no hesitation to go this route again.

I found the Quality Homes web site and we look over the different builds they offered. We liked the River Stone model and went up to visit them at the factory. Once we seen the way they were built it sold us on Quality Homes. We came back and made the purchase. They changed the design to fit what we wanted. Spent about 5 hrs picking out flooring, cabinets, etc.

> I had my home built by Quality Homes in 2003. The shingles installed were referred to as "25 year shingles". The shingles deteriorated after 13 years at which time i replaced the roof. There is a class action lawsuit against the manufacturer of these shingles but I was unable to take part in it.
> Quality homes had no interest in assisting me with this issue. They referred me to the manufacturer saying I had to deal with them. Despite the fact that Quality installed the roof with "25 year" shingles that lasted 13 years, they offered absolutely nothing in the way of responsibility or restitution and offered nothing in the way of customer support.

> bought a Quality Engineered Home and regret this choice of builder from early on.Foundation cracks have appeared within the first months windows are not square ceiling lights in several rooms are off center by feet rather then inches. Paid extra for engineered flooring to have Chinese junk put down.  The only thing good about this build was the time frame from start to finish. I highly advise looking elsewhere for a modular home as I am doing at present.

> Quality Homes put their Haliburton model on my property in rural Northern Ontario in September of 2011.  From beginning to end they were a class act as I lived on the property in a trailer while it was being completed and watched it as it went.  Great group of guys.  Their specs for the dollar were second to none and the home has been a joy to use because of the (excuse the pun) quality with which they build.  There was a small issue with wall movement upon settle that they repaired without hassle a year later.  A good friend (who is a licensed home inspector) was so impressed with the build when he visited he went to their manufacturing facility for a tour and asked questions on a very technical basis and all were answered without hesitation and completely.  He is presently looking for a piece of property to build on and his only question is which model he will buy from them.   Not being young, every so seldom things go as hoped and this was one of those seldom times.

A: The shakes are \#63 Heritage Grey from Novik.

Harmony Upgrade Series / Colour: Beachwood (which is no longer available!). We now use

Where can the tile be purchased? Does it come in more sizes?

A: Hi Marie. Thanks for your question. This bathroom flooring in our former Covington model is a vinyl floor by Tarkett, in Contours Stoney Crest \#59002-Stain Seal. Unfortunately, this product is no longer available. Our new vinyl FiberFloor is Tarkett, supplied by Centura. Thank you! Terry
