He has a small carpenter crew and subcontracts work such as plumbing, electrical and HVAC as many other general contractors do. His back office does very detailed accounting. His quality of work is mostly good. His costs are on the high side. We were paying salaries and taxes for each of his employees involved including himself and subcontractors, plus overhead assessed as a percentage of all labor and materials costs. His contract pricing is based on the actuals and billed approximately weekly so you should be prepared for cost overruns. You will need to keep an eye on the bills to protect yourself against erroneous or unauthorized charges. He is busy and it was difficult to get hold of him sometimes when I needed him. There were multiple delays in our project which we had to frequently step in to push and get the project to complete. **Comment from Koskey Homes:** > I have no clue who posted this anonymous review. If it was a customer, I’m sorry you were not 100% satisfied. It’s true that we price jobs with a spreadsheet detailing all our out of pocket materials and labor costs and add 20% for overhead and profit but that is explained in detail in writing before we are hired, including the fact that I bill for my time which is mostly producing plans. Contractor’s do not supply construction drawings for free. Our fee ends up being 16% of the overall project cost which frankly is well below the normal not above it. Historically, our detailed estimates are on the money. Customer do add work and/or change to more expensive materials while the project is in progress and sometimes there can be hidden work that can’t be seen obviously either will change the price but it is still calculated on the same pricing basis as the original job. As for trying to sneak in erroneous or unauthorized charges or a customer not being able to get ahold of me timely, it is simply not true. Finally, in the best of times renovations are difficult to time and never get done like you see on TV but with this Covid 19 pandemic all schedules are impossible to keep. **★★★★★ — Mimi Pham, June 2020** > Al Koskey renovated our entire house in Niceville, FL and we couldn't be happier.
