A: I am not the designer. I fabricated the window treatments in this home. the designer is Sabin Viehland.

**Q: Double sink OR not in hall bath remodel?** *(in Design Dilemma)*

We are in the process of updating our 22 yr old contractor built hall bath.  Primarily for resale in 2 yrs.  the double sink option is not longer useful (and rarely was) with our older kids now, however, it seemed practical at the time.  It's a smaller length, 49.5" and leaves no counter space.  Not sure if the double sink feature is still attractive to home buyers vs. a single sink w more counter room.  

We were also thinking of putting in a single sink offset while leaving the plumbing roughed in on the other side for future use perhaps.

Thoughts from those that have done the same?!

A: One sink offset.  You can have a cabinet beneath it and drawers on the other side where the other sink used to be. Drawers are always more useful than a cabinet.   In fact, if you can have only drawers in the entire thing, even better.   There will be a fake one beneath the sink. You can still have two people using the vanity/mirror, tho only one can brush teeth or wash up at once.  No big deal.  It's a cleaner look and I think buyers are more interested in useful storage than the sinks.

**Q: What window treatments should I use for arched windows?** *(in Photo Questions)*

What window treatments should I use for arched windows?

A: What do you need the treatments to do?  Privacy, sun control, decorative ?
Many arches look best left alone.  Often times, when treated...you don't need to address the arch.  You can simply mount a straight pole above the window frame and dress it with side panels.  I have often made arched roman shades mounted inside the arch.  Arched treatments can be pricey.  If you ignore the arch, you can save some money.

A: Betsy...I don't think you want panels on all the windows...too much fabric.  Though I don't know the exact layout of the room, I think you can get by with panels on the far ends and also flanking the slider...perhaps one in the corners...depends on how much room you have there.   Regarding the top down/bottom up shades...they do serve a great function.  I just don't like the string which comes down from the top.   Just a personal preferance.  Lisa
