Osborne Construction is an owner-operated in-house design/build firm offering integrated architectural design and project management as a general contractor based in Philadelphia, Cape May and Southern California. Over the last 15 years, we have built a reputation for delivering hand-crafted, highly efficient homes and commercial spaces in and around Philadelphia and The Jersey Shore and Southern California.. In the fall of 2017 we completed the 4000 SF custom fit-out of the flagship store for United by Blue in Old City. The project features two hand-made rustic cabins salvaged from 200-year-old barns and buildings. The combined retail, coffee shop and restaurant were built using high-efficiency mechanical systems and certified LEED Platinum standard using over a dozen species of reclaimed wood from within the Mid-Atlantic and Northeast regions. Other notable projects include a renovation of a mid-century modern Frank Weiss designed residence in Bala Cynwyd and the historic restoration to a George Woodward commissioned residence by architect Robert R. McGoodwin in West Mt. Airy.

Our focus as a firm has always been aimed toward the adaptive reuse of existing buildings. This has helped us garner a reputation amongst architects and clients for having the experience and appreciation needed for performing extensive renovations on historic buildings and homes. In 2017, we attended a rigorous training and exam to become a Certified Passive House Builder. In the past year, we have employed multiple facets of the passive house building methodologies, building healthier and more efficient homes for the next hundred years.

We see each project as a unique opportunity to make the building process painless and as mindful of every client’s unique vision and situation as possible. Our aim is always toward the creation of long-lasting, beautiful and high-performance collaborations that will outlive and outperform todays traditional construction methodologies.

Osborne Construction has collaborated with local architects and builders including Re-Vision Architecture, Brian Johnston Studios, C2 Architecture, Kohl Made, IV/VI Studio and Rohe Creative. Our work has been featured here on Houzz, in Domino Magazine, Philly Magazine Insider, and Sprudge.

> Brian is a true artist! Brian and his team built us a masterfully designed beauty, clad in dark cedar, with a plethora of huge windows. Not a day passes when someone doesn’t stop in their tracks to stare at our home with admiration.
>
> We initially hired Brian to renovate a two story home and add a third story, in South Philly. During the demolition phase we realized that the house had many structural issues and then the project changed from a renovation to a new construction. Despite the hurdles of changing the project mid construction Brian and his crew built us a beautiful home from the ground up. Brian is an expert at what he does and he knows how to build a quality home.
>
> Osborne Construction is a tight unit of highly skilled craftsmen who take pride in their work. The attention to detail and skill of the team is evident in every detail of our house. We feel immense gratitude to Brian, Martin, Alberto, Corey , Adam, Michael and the rest of the OC crew.

> We hired Brian Osborne to do a large renovation of our home, which included a new kitchen, new bathrooms, moving and removing stairs, removing walls, turning our old home into a passive house, and opening exterior walls for new windows and doors, among many other things. The project lasted over just over six months. We could not have been happier with Brian, his carpenters, and all of his subs. Everyone was professional, friendly and courteous. Despite quite a few changes and additions the project still came in just about on time. There was not a day when at least a few people were working on the house and the project moved along quickly. We are very happy with the quality of the work and the care which Brian and everyone who worked on the house took to make sure we were getting exactly what we wanted down to the smallest detail. Brian is only interested in doing things in the best way possible and takes no shortcuts. Other builders we spoke with would have just done insulation where we opened walls, but Brian made sure we did a thorough insulation from the roof down, wherever we could, and then did a blower door test to find and fill any air leaks. When our cabinet maker pulled out late in the process he found us a wonderful local cabinet maker who did a beautiful job. We feel fortunate to have had Brian recommended to us and we in turn highly recommend him and his crew for anyone looking to do high quality work on their home.

**Comment from Osborne Construction:**

> If you're looking for someone who will slap together your place with substandard material in a questionable method- Osborne Construction is NOT your contractor. If you want a quality build, with great attention to detail, call Brian. You'll not only like the guy, you'll be proud of yourself for making such a wise choice.
>
> My 3-story 1920s home not only needed to be updated (bathrooms ripped out, insulation added, knob and tube removed, bedrooms expanded, etc...) it desperately needed a knowledgeable person peeking under the hood. The last couple of owners did sub-standard work that created larger issues that were rearing their ugly heads on a monthly basis. I needed help- and quickly- before another part of my poor house fell off.
>
> When I first interviewed Brian it was obvious that he was not just a contractor- he was a builder. He understood and valued how the various parts come together in a particular manner to create a thoughtful, well constructed and attractive space. His team knows their craft- and they execute it beautifully. Including the stuff you never end up seeing (I cannot emphasize enough how important this is).
>
> Brian will provide design guidance, let you know if another, better idea presents itself, etc...
> He'll respect your budget, guide you to select the right finishes, and do his best to make you happy. But most importantly he'll do what's right. He's not going to go cheap on you inside the walls to give you something pretty on the outside. You'll end up with a beautiful house that will be worry-free.

> Brian and his team were a pleasure to work with. We hired them to renovate the kitchen in our center city condo. From the first meeting, Brian was responsive and a open communicator. He communicates issues/challenges timely and brings solutions to table. Brian's has creative ideas and is able to help bring a vision to life. His team was professional and kept a clean workspace. This was key since we were still living in the condo during the renovations. Brian even had the space deep cleaned after they were finish was a nice and professional touch. Brian and Osborne Construction will be the first and only call I make for any future projects. Thanks again, guys!

**Comment from Osborne Construction:**

> Thank you for the kind words John! The pleasure wall all ours!

> Brian and his team added a mudroom to the back of our house, installed beautiful Marmoleum flooring there as well as the kitchen, and widened some openings to increase the connectivity of our 1920's floor plan. They also added a 2nd floor laundry room in the upper core of the home. First off - the quality of the work is outstanding! the built-ins in the mudroom, connections from new work to existing and finish work throughout is top notch and we love showing it off. Second, the whole team was really friendly and courteous - critical for us as the home was occupied for the whole renovation. Brian was super responsive and upfront about how the project was progressing. Our project contained several major unknowns - and a couple of surprises to boot, yet the team was able to bring it in on-time and on-budget. Whether you are working with an architect or are looking for a firm to do design-build work, I highly recommend Osborne Construction!

> I had a wonderful experience working with Brian Osborne and his team of collaborators. My two-bedroom apartment was beautifully designed and renovated in a span of under 5 months, allowing me to move in at the originally estimated and desired point in time. Osborne Construction's work is of the highest quality, and, as a general contractor, Brian is extremely knowledgeable and courteous. He created a living space that really suits my style and meets my day-to-day needs. I am very happy to be living in my new home.

**★★★★★ — Jeffrey Lin, July 2016**

> We hired Osborne Construction to design and build our new kitchen between February and July, 2016. Design work took about 4 weeks in February and construction took place over about 10 weeks between May and July.
>
> Overall, Brian and OC did an amazing job. We found their work to be professional, high quality, and beautiful. We are looking forward to enjoying our new kitchen for many years to come!
>
> Brian kept us aware of the progress during construction, but we were well insulated from much of the stress and the many small issues that crop up during renovation. A common refrain was, “We’ll take care of it.” On several occasions, the OC crew was able to translate some general guidelines from us into high quality, economical, and attractive work.
>
> Brian was a good planner. He correctly anticipated that there might be some structural issues. When it became apparent that the subfloor needed to be replaced, we were already well prepared.
>
> In addition, the design work was fantastic. Unlike the hassle of our old kitchen, the new layout that Brian and Niko helped design and the new finishes make cooking and spending time in our new kitchen a joy.
>
> We were initially attracted to OC based on their previous work. Brian and Niko helped us find our style. Their suggestions for finishes helped to kitchen to come together and reflect both our taste and their good judgment.
>
> Finally, the crew did as much as possible to isolate the kitchen and construction from the rest of the house. Clean up was generally excellent.

**★★★★★ — jennaconley, July 2016**

> We hired Osborne Construction to tear down our kitchen and build us a new one - that's how significant the renovation was. The project involved removing the wall that was holding up the back of the house, taking the rest of the walls back to the studs, tearing out the floors, removing old doorways, cutting in new doors, building a new deck, laying new foundation, and of course building us a new kitchen. Our house is 120 years old, so there were challenges with the electric, plumbing, ducts, you name it.
>
> Brian and his team were incredibly talented, competent and responsive. We had a very specific design concept and Brian and his architect partners did an amazing job of making our dream kitchen a reality. They made wonderful recommendations for additional details that we never would have come up with ourselves and that really make the kitchen shine.
>
> The project took about three months and throughout the process, Brian and his crew were respectful, considerate and kind to all members of our household (including our dog).
>
> Brian made our kitchen renovation as painless as such a thing can be. We couldn't recommend him more highly - and if we're ever ready to take on another house project, he'll be our man!!!

**★★★ — 910roundelay, June 2016**

> The work that was completed was done well. The problem is I was left with a lot of little projects to complete. Hvac register install, screen door and frame install which required metal frame cutting. Door knob install. I liked everybody involved in the project I'm just irritated with the work I now have to complete.

**★★★★★ — jcassidy51, June 2016**

> It is Brian’s simple desire to develop great buildings that makes Osborne Construction such a great collaborator. We have had the good fortune to work with Brian on close to 10 projects and I always look forward to the next one. All projects should have the level of joy and detail Brian brings to the table. I couldn’t recommend him more highly.

**★★★★★ — Sandberg's Custom Hardwood Floors, June 2016**

> I've worked with/for Brian on several projects and can honestly say they are easy to work with. On time, clear with job scope, he doesn't give me unrealistic timelines but allows in his schedule for the time it takes to do the job correctly. It's always a pleasure to work with him and his crew.

> What started as a basic roof replacement became a much more involved garage remodel. Brian and his highly professional team turned our ugly duckling into a swan. We couldn't be happier with the result.
> Thank you Osborne Construction!
