> When I was a potential customer I was sold a $22K lot premium for views on a $600K house (see before photos) and told "a house might be behind you but it will face the cul-de-sac and not impact your views".  Less than 6 months after closing they build their largest model 40 feet from the back of my and my neighbors house.

> Be very careful before you invest in a Vantage home because their focus is on new customers - not existing customers. Future property value is at stake.

**Q: ?New Sofa** *(in Design Dilemma)*

I am loooking for a new sofa and I like this one,is it out dated???it's Raymour and Flanigan Blue Fontana.

A: This sofa is not at all outdated.  Accessorize wisely with some pillows and perhaps a coordinating rug and you'll see how easy it is to bring life to any sofa.  Make sure its comfy before getting attached to the look.  Good luck!

**Q: Need help choosing color for hardwood floors** *(in Design Dilemma)*

Hello,
Wife and I are planing on redoing our floors for our kitchen and family room.  We can't really decide on what color to get.  I've attached a picture of our kitchen.  We want to go dark but can't decide on how dark to go that would match our cabinets and granite.  We also plan on painting the walls later on as well (painting them in the gray family color scheme).  Help!

A: You'll want to try a hardwood that is darker than the cabinetry.  Perhaps a nice rich walnut.  The wood floor will really open up your kitchen.  Good luck!

I need help fining a rug that will coordinate with this fabric. I have chairs being made in this pattern and am having trouble coordinating. :) thanks!

A: This room is asking (nicely) for a dark red rug.  We know...red feels bold, but it could make that gorgeous sofa sing.

A: Agree on the mossy green.  You might try accenting with a pumpkin or salmon to bring out decorative tile.  Get creative with candles and towel ties,

**Q: Need advice on pulling rooms together** *(in Design Dilemma)*

I'm a late 20's professional in regional Australia and have a couple of trouble spots in my unit. The colour scheme is brown, black and white. After a period of time where it looked like I had just moved in and things were bare, now I'm wondering if its too cluttered. I want a glamourous, light look. What decor changes, movement do you suggest? Recently I added a cream throw and changed the lampshade, this helped a lot.

A: You have a great start and a nice color palette.  A couple of small (and easy) suggestions come to mind.  Try taller lamps with a stronger lampshade accent color on your night stands and end table.  The taller lamp heights should help with focal points.  Try lowering your artwork slightly and consider swapping out the mirror above the headboard of your bed with some soft and serene art.  You seem to have an elegant spa like ambiance going.  Go with it!
