**★★★★ — Joel Myers, April 2014**

> Hive provided architectural design services and project management for a 2000 sq ft infill modular home. Paul Stankey was the project lead. We had a really good idea of the overall concept of what we wanted the home to look like, but Paul was instrumental in filling in the fine details, making suggestions/presenting us opitions, and bringing the ideas to life. We worked well with Paul and put a lot of trust in him and his abilities and we are happy with the results. An example is our kitchen where we gave Paul the information of how we wanted the space to look and function and the first schematic he sent back nailed it. From his end of things our project was on budget and met our timing goals. Paul also had a good relationship with the factory and our site contractor which helped over the course of our project.

> We worked with Bryan at Hive to design a modular home for us in an area with high local construction costs. We love the house and feel that it really fits in our neighborhood and takes the best possible advantage of views, yard area, etc. that we could have hoped for. We certainly were able to have nicer finishes and a more custom design than we could have afforded through traditional construction. Bryan was extremely patient with us as we worked through decisions.

> We did an X-Design with Hive for our new year round lake residence. It started off as a modular but morphed into an on-site build for a variety of good reasons. Square footage was about 2000 I think. Hive is passionate about their work. Bryan was our contact. I recall him saying that each project was like one of their children. That is how it felt as at some points I felt like he cared more about the design than we did, which I'm glad for. Some key details as follows: Bryan specified multiple small windows when a contractor would recommend one big one. Glad we went with several smaller for each area of windows as it gives a more modern look with more flexibility for ventilating high or low. Just looks better too. Great ideas for durable but great looking exterior materials. Kitchen ended up being IKEA but was spec'd to the part number by Bryan. Turned out to be incredible! In general, so much attention to details throughout that we were not even aware of until we look back at the finished project and marvel at everything. It was a very good experience. Felt like we were "taken care of".

> I worked with Paul Stankey of Hive Modular to build our modern home in the burbs back in 2008. Paul and all the people at Hive were very easy people to work with. They found a way to hit the sweet spot of service between personal attention/guy next door dialog/we are all in this together/super customized and professional/repeatable process/quality control. I have never worked with an architectural firm before, but I do know that the services and help Hive provided went above and beyond the call of duty.

> Paul and the entire group at Hive Modular were very easy to work with. As a client working with Hive they were very helpful in designing a house that we love. As a professional working with Hive they provide the correct information that enables us to put together a quality project that is both beautiful and functional.

**★★★★ — M Cohn, July 2013**

> We hired Marc Asmus and Hive Modular to design our pre-fab home in New Jersey. The team at Hive was truly amazing - close attention to detail, very patient with our millions of questions, and helped us create a truly unique home that fits our lifestyle perfectly.

## Selected projects

- [X- Line 019](https://www.houzz.com/hznb/projects/x-line-019-pj-vj~373616)
  - Location: Mendota Heights, MN
  - Photos: 7
  - Description: The clients of the X-Line 019 came to us wanting a home that they could spend the rest of their lives in. The result is a home with single-level living and classic modern design. This sprawling home features clerestory windows to bring light into the central circulation of the home and ample fenestration for cross-ventilation.
- [C-Line Medium 009](https://www.houzz.com/hznb/projects/c-line-medium-009-pj-vj~463884)
  - Location: Minneapolis, MN
  - Photos: 26
  - Description: The clients of this custom C-Line project loved their current neighborhood - but their growing family was quickly outgrowing the old home. Hive's solution was to reuse the foundation and utilities from the existing home and build a larger 2-story structure atop. The reuse of the existing foundation helped save costs and ensured that the home would be tastefully sized for the neighborhood.
- [Minnesota Waldorf School](https://www.houzz.com/hznb/projects/minnesota-waldorf-school-pj-vj~647888)

- [B-Line Small 005](https://www.houzz.com/hznb/projects/b-line-small-005-pj-vj~648040)
  - Location: Not specified
  - Photos: 6
  - Description: Sited on a narrow lot amid traditional lakeside cottages on Saskatchewan's Lake Katepwa, this new sleek modern cottage is modeled on the S-Line 006. Interior vaulted spaces correspond to the dynamic butterfly roof and recessed porches embellish the tube-like nature of the linear plan. The cottage was built and delivered as a single unit and set on helical piles.
- [C-Line Medium 001](https://www.houzz.com/hznb/projects/c-line-medium-001-pj-vj~372707)
  - Location: Black Earth, WI
  - Photos: 8
  - Description: Located in rural Wisconsin, this house has sweeping views of rolling hills and pastureland. The compact and elegant design, like many C-Line varieties, is based on side by side modules to provide a large central living area on the main floor. Upstairs, two bedrooms occupy one module while a private master suite sits adjacent. By shifting the module overlap and utilizing different siding types, the central massing of the overlapped modules is expressed from the smaller, single module "wings".
- [C-Line Medium 010](https://www.houzz.com/hznb/projects/c-line-medium-010-pj-vj~630880)
  - Location: Not specified
  - Photos: 8
  - Description: The C-Line Medium 010 was designed as an urban infill home for working artists. Special attention was given to natural light through the use of large window groupings and careful orientation. Soaring spaces were created to give a loft-like impression to the open, flowing plan, making the house feel like it can transition between a studio and a home. The home has three bedrooms on the upper level, one of which overlooks the tall living room space and doubles as a studio. The stairway to the basem…
- [Clara Cabin](https://www.houzz.com/hznb/projects/clara-cabin-pj-vj~604368)
  - Location: Not specified
  - Photos: 18
  - Description: Designed and built by Hive cofounder Bryan Meyer and his wife, Anne Ryan the Clara Cabin- at just 220 square feet- provides the comforts of cabin living while maintaining an intense connection to the surrounding wilderness. The concept for the design of this tiny summer cottage was inspired by the owners’ ritual of sounding an echo off the lake upon arrival. The idea took shape in the methodology of manipulation of the cabin doors to adapt to different views, sounds, uses and weather conditions.…
- [X-Line 003](https://www.houzz.com/hznb/projects/x-line-003-pj-vj~369788)
  - Location: Vadnais Heights, MN
  - Photos: 31
  - Description: The X-Line 003 was designed to be site-specific, resulting in a tuck-under garage, large views to the adjacent wetlands, and extremely careful siting to protect the existing oak trees. This project incorporates numerous sustainable features including interior translucent walls for borrowed daylight, gabion retaining walls, and a whole-house automation system.
- [C-Line Medium 003](https://www.houzz.com/hznb/projects/c-line-medium-003-pj-vj~555901)
  - Location: Not specified
  - Photos: 4
  - Description: Our clients loved the massing and the front façade of the C-Line Medium 002, but their needs required a slightly different plan. Working with Hive Modular’s Paul Stankey, they were able to maintain the look of the X-Line 010 while reconfiguring the plan to allow for a master bedroom ensuite, central 2-story dining room space, and large rear mudroom on the main floor, while allowing for 3 bedrooms and 1.5 baths upstairs.
- [X-Line 014](https://www.houzz.com/hznb/projects/x-line-014-pj-vj~370814)
  - Location: Calgary, AB
  - Photos: 20
  - Description: Wanting to replace their existing residence, our clients approached Hive Modular to design a custom home that would be bright and airy while staying within the scale of the neighborhood. The result is a stunning 2-story home with tuck-under garage. The most notable feature of this home is the central living room with 2-story fireplace, large window groupings on both sides, and catwalk above. The main floor of this home also features a guest suite and mudroom that can be closed off for privacy.
- [X-Line 018](https://www.houzz.com/hznb/projects/x-line-018-pj-vj~372487)
  - Location: Kenora, ON
  - Photos: 32
  - Description: Stone and wood finishes provide a rustic, yet modern, feel to this cabin getaway on Longbow Lake. This custom design, derived from the A-Line 006, focuses on a central gathering space for the family that provides lofty ceilings and a wide view of the lake.
- [B-Line Medium 010](https://www.houzz.com/hznb/projects/b-line-medium-010-pj-vj~367846)
  - Location: Calgary, AB
  - Photos: 14
  - Description: Designed for a narrow urban infill lot in Calgary, the B-Line Medium 010 was concieved as an ultra-efficient 2-module plan. The main level features a custom Plyboo cabinetry wall, which incorporates the entry storage closet, display shelving, fireplace, and kitchen cabinetry. Pushing all of the cabinetry to one exterior wall and opening both ends up with windows helped to create an open and airy main floor. Skylights above the stair add to the feeling of light, open, spacious living by allowing…
- [B-Line Small 002](https://www.houzz.com/hznb/projects/b-line-small-002-pj-vj~370049)
  - Location: Minneapolis, MN
  - Photos: 23
  - Description: Looking for a small modern that could suit their needs and be built in an eco-friendly way, our clients chose to approach Hive Modular for the solution. Beyond the “green” aspects that are inherent in every one of Hive’s prefab homes, the clients chose to pursue additional finishes that were FSC certified, locally sourced, no-VOC, and included recycled content. The ultimate product was a smart modern home that was certified with the MN GreenStar group.
- [B- Line Medium 001](https://www.houzz.com/hznb/projects/b-line-medium-001-pj-vj~372885)
  - Location: Minneapolis, MN
  - Photos: 35
  - Description: The B-Line Medium 001 was the first prefab home completed by Hive Modular. The clients wanted their own house and yard, but wanted to stay within the city of Minneapolis rather than retreating to the suburbs. They also didn’t want to compromise the modern “loft” feeling that they saw in many of the downtown condos that they were considering. After finding a narrow infill lot in NE Minneapolis, they decided to proceed with building their ideal home. The home boasts wood floors, clean lines, soari…
- [X- Line 001](https://www.houzz.com/hznb/projects/x-line-001-pj-vj~372750)
  - Location: New Brighton, MN
  - Photos: 23
  - Description: The X-Line 001 was Hive Modular’s first custom X-Line design. Our clients wanted a new space for their growing family, but they didn’t want to sacrifice the sleek modern look they loved in downtown condos or the large lot sizes that were available in the suburbs. Hive Modular was able to transform the client's literal "napkin sketch" into the design they were looking for on an existing inner-ring older suburn infill lot they loved. Hive worked with the site to save as many of the large existing…
- [X-Line 016](https://www.houzz.com/hznb/projects/x-line-016-pj-vj~371689)
  - Location: Lethbridge, AB
  - Photos: 10
  - Description: This custom X-Line 016 design features a 3-car garage, 2-story living room, and artist studio. Clerestory windows throughout the home accentuate the tall ceilings and help to bathe the interior with natural daylight. Using Passive Home concepts, theses windows also create a "chimney effect" ventilation system that moves air without using power.
- [X-Line 017](https://www.houzz.com/hznb/projects/x-line-017-pj-vj~371440)
  - Location: Calgary, AB
  - Photos: 5
  - Description: A custom design for a growing family. Sited on a corner lot, this design wraps the streetfront which allows for a large private backyard space. Shared spaces populate the main floor while private spaces reside upstairs. This design features a grand master suite with walk-in-closet and rooftop deck.
- [X-Line 002](https://www.houzz.com/hznb/projects/x-line-002-pj-vj~371048)
  - Location: Chippewa Falls, WI
  - Photos: 18
  - Description: The clients came to Hive Modular requesting a guesthouse and a facelift of their existing cabin. They needed a new structure that could provide their children and grandchildren with a space that would allow them to feel fully at home, rather than feeling like “guests” in the original cabin. The result was a custom small 2-bed/1-bath structure with a small kitchenette, play loft and 180° degree living room views of the lake.
- [B- Line Small 003](https://www.houzz.com/hznb/projects/b-line-small-003-pj-vj~370950)
  - Location: Aspen, CO
  - Photos: 11
  - Description: The Client acquired a lot close to downtown Aspen in a former mobile home park that is gradually being converted to permanent residential living. The extremely narrow site was a good fit for the B-Line and the "shotgun" plan layout and proportions are contextual to the adjacent converted mobile homes. A central corridor lit by clearstory windows organizes the plan and terminates in a large living, dining and kitchen area with mountain views. The finished basement provides additional bedroom and…
- [X-Line 012](https://www.houzz.com/hznb/projects/x-line-012-pj-vj~370707)
  - Location: St. Paul, MN
  - Photos: 18
  - Description: Book ended by midcentury modern houses, the context played a large role in its exterior form, but the home is also a result of the individual site. Situated on a sloping corner lot, the home has two front facades. The north façade presents a humble 2-story contemporary home with an integrated entry porch and the west side reveals a taller façade including a tuck-under garage. This home interacts with the site through its formal arrangement, which steps down the hill, mimicking the grade changes.…

## Community Q&A

**Q: C.e.** *(in Photo Questions)*

Kitchen?

A: Thanks for the question! The cabin does not have a kitchen; most of the cooking is done over the fire in a dutch oven or on a grill.

**Q: What kind of countertop is this? What brand and name?** *(in Photo Questions)*

A: Thanks for the question Stephanie! The countertop seen here on the master bath vanity is quartz from Caesarstone. Hope this information is helpful!

**Q: Where can I purchase the rug? Love the color scheme! Thanks.** *(in Photo Questions)*

A: Thanks for the question! The homeowner purchased this rug so unfortunately we do not know where it can be purchased.

**Q: Great use of entire wall space for cabinets ...** *(in Photo Questions)*

What do they use for steps / ladder to get to the uppers?

A: Thanks for the question! I believe the owners of this home have a stepstool handy to reach the upper most cabinets.

**Q: Are the windows mf'd by Hive or a specialist (e.g. Loewen)?** *(in Photo Questions)*

Are they wood inside / aluminum out? Thx

A: Hive Modular is a full service architecture firm; we design the homes but do not manufacture them. The windows used in this home are from Jeld-wen.

**Q: Really appreciate functional design touches - like the wood stacker!** *(in Photo Questions)*

A: The contrast between the stone and stacked wood creates an artistic effect that really adds to the space.
