The first project was in 2012 with a first phase window replacement followed by the second phase a few years later. Then in 2019 they constructed a new garage for us. Most recently, in 2024 they began renovation of our kitchen and two bathrooms. For each of these projects Karl worked with us to review the project design, scope and cost options that would work within our budget. They made adjustments along the way as we reviewed potential scope changes. They provided a project schedule and notified us of delays associated with supplier deliveries, but they were always quick to complete the work once the products arrived. During the interior renovations, they installed plastic barriers to contain construction dust and let the job site clear and organized at the end of each work day. We have been very happy with their quality of work and their willingness to meet our expectations within reasonable understanding of responsibilities of each party. The only cost/budget changes during the construction were associated with change orders for agreed upon additional work items. The project took several months and was completed when when we expected it to be completed. Communications with our project manager went well. Everyone was professional and friendly. At the end of every day the site was cleaned up and our house was secured (there were times when we were traveling while work was being done). Our major renovation on a 111-year-old home took 17 months—far beyond the promised six weeks. Poor communication, lack of professionalism, poor workmanship and repeated deflection defined the project. > > I was specifically told to view the online schedule showing a 41-day project. After the fact, I've been told it was never meant for my viewing. Karl tries to state that additional work orders are the cause for the 17-mon project, not the fact that they had to redo much of their window and door installation because of their initial poor install. > > The house was left unwrapped during heavy rains, causing water damage and soaked insulation. We had to fight to have this remedied and Karl's scientific way of detecting moisture level was to poke his finger into holes. > > We had to fight for basic standards like a portable toilet for over 30 subcontractors. The owner of Beckman Builders thinks it's ok to have 30+ strangers use your home bathroom, whether you are home or not, just because he put it in the contract. A second time when crews came out to fix their original improper installation, Beckman outright denied my request for a bathroom, leaving workers to pee in our yard. > > We often acted as project managers ourselves, correcting mistakes and addressing safety hazards like exposed steps and debris. The attached photo explicitly shows the steps completely open and dangerous, though Karl repeatedly acts as if it is no big deal. > > Poor workmanship was the standard. Exterior door re-installed with a rotten frame, exterior doors improperly installed, 17 of 30 new windows leaked cold air due to missing insulation. The cold air coming in was ONLY due to the fact that the windows were not foamed properly when initially installed. That is the ONLY reason. Anything else stated is just a diversion from this truth. Karl has repeatedly called these "warranty work" instead of what they truly are, extremely poor workmanship during the initial install. Karl dismissed our concerns, blamed humidity, and only acknowledged issues after expert inspection. > > After months of pressure, Beckman Builders offered a modest financial concession—but only if we signed away all warranties and our right to speak publicly about the experience. He also tied our ability to receive our lien waivers to us signing his Settlement Agreement, which is unlawful (Wisconsin Statute § 779.05). > > The photos tell the true story. Rotten door frame, windows missing foam insulation, ice on inside window frames, house left unwrapped, dangerous steps exposed, poor workmanship. > > Given the owner’s persistent deflections and verbal sleight of hand in place of real accountability, we will never hire or recommend this company. **Comment from Beckman Builders, LLC:** > The project began in May 2024, and the final invoice was sent on November 12, 2024. After completion, some warranty issues were discovered that required follow-up. > > Per our contract, the project was to be substantially complete within three months of the start date. At the beginning of the project, we were experimenting with Buildertrend schedules internally and did not realize that a draft version had been shared with you. That schedule was not finalized or intended for client viewing. We were learning the system to eventually share accurate project timelines with clients. > > During the project, there were several approved change orders that extended the original timeline. For example: > > The upstairs door change order extended the project by approximately two months (for door delivery), plus three additional days for painting and one day for installation. > > The rot repair change order added roughly three weeks. > > When the existing patio door was found to be rotted, a new change order was approved on April 7, 2025. While we failed to document the extended timeline for ordering and installation, the new door was installed by the end of July — within days of its arrival from our supplier. > > You are correct that the house wrap was not installed immediately after the old siding was removed, and some water entered the wall system, wetting portions of the new insulation. We investigated and identified affected areas, removing sheathing and any wet insulation as needed, then installing new insulation and sheeting. This oversight was our mistake, but we corrected the issue and repaired the damage. > > We also brought in our window and door representatives to assess performance issues. It was determined that one door had arrived warped from the manufacturer and required replacement — unrelated to our installation. Upon further inspection, we discovered that some interior foam was not applied properly and that there were gaps in the old window frames allowing cold air infiltration. While insert windows often leave inaccessible gaps, in this case we did have access to certain areas that should have been foamed. We removed the interior stops, added backer rod, and applied spray foam to seal air leaks. > > Regarding the French door, it was not part of the original project scope. A change order was later approved for wall rot repair, and since the door appeared sound at that time, we reinstalled it. When issues later arose, we discovered the frame was rotted and needed replacement — something we unfortunately did not detect earlier. > > As outlined in our contract, the homeowner is responsible for providing restroom facilities for workers. This clause was part of the signed agreement and not added afterward. Once you raised your concerns, we added a portable restroom to the project scope. > > This project involved a full exterior renovation. There were three alternate exits available during construction. We temporarily boarded off one section of the steps to complete related work, and while we maintained daily cleanup, a construction site inherently involves some debris. In hindsight, adding a temporary safety fence could have provided an additional layer of protection, and we’ll consider that on future projects. > > To clarify, we never stated that cold air was caused by high humidity. We explained that humidity can cause window condensation — something you were also experiencing — and that drafts were likely due to insert window limitations. Later, we found that during interior stop rework, small openings were created, allowing air movement, which we then sealed with foam. We continued investigating and addressing each concern until the issues were resolved. > > We had already applied a discount on the final invoice to acknowledge the inconvenience you experienced. When you requested an additional discount, we proposed a settlement agreement. The workers had to be careful because of possible lead paint and asbestoes but there was none. They put in insulation which was not done originally. The workmen worked well together. The windows looked like the other windows in the rooms. Rained delayed some of the work was completed by their deadline and stayed with in the budget. The rooms were left very clean after the installation. The contractor carefully inspected all of the finished work to make sure everything was done correctly. We did use a metal frame around the mirror to mimic the metal in the glass doors (not shown in this picture). **Q: Cost** *(in Photo Questions)* How much did it cost for this basement? A: Because of customer privacy I don't typically share costs of projects with others. All of our projects are priced on a case by case basis rather than a square foot price.
