I chose Emerson because after meeting him, I liked that he is very detail oriented, he knows his stuff, and is a bit of a code wonk. . The project ended at near $400K. > After interviewing several contractors for our home renovation (rebuild really) we met with Emerson and Emerson from Allegiance. We knew right away we wanted to go with them. They were reasonably priced (not too high, not low-balling) and gave us the sense that they truly cared about us, our needs, and the quality and timeliness of the build.
> We had a 1200 sq. ft. ranch built in 1945 that we needed to add an in-law sweet on the first floor, re-layout the rest of the first floor, and add a second floor with 3 bedrooms to take us to 2400. Oh, not to mention a third floor bonus room. So, one floor to three floors, one bathroom to 4 bathrooms, and 3 bedrooms to four bedrooms. All on the original small footprint of a foundation. Quite the project!
> Working with our architect, they quickly got to work, dealing with the complicated process of permits and setting up a schedule. They had to stay on the original foundation, which was not fully structurally sound but they quickly and cost effectively got it fixed. The home also had two rooms not on the original foundation that were renovated and blended to the main house seamlessly. The roof lines in particular were a source of concern but they end up looking flawless.

Emerson understood what we wanted and helped with some changes that were not that much more expensive, but would save us from having to do some things over again in the future. ## Community Q&A

**Q: Stumped by breakfast nook - tried many ideas and nothing has clicked!** *(in Design Dilemma)*

We have an area adjacent to our kitchen that is 7 foot by 9 foot. It has a cathedral ceiling covered in beadboard with an arched window, and four additional windows which makes it light and inviting. Next to this space is a small 4 by 4 entry to our porch. We can't decide what this area should be. We have tried a rectangle table, a round table, even a garden bench. I've toyed with the idea of a banquette but can't seem to get the design right. We have a breakfast bar with 4 seats that we use for our daily meals. Now I'm thinking of two upholstered chairs with a tall secretary between the windows that we'd use for a sitting area but it seems like we are not capitalizing on this cute space. Our home is cottage style. Help, please!

A: I agree with your idea of a banquette, it would be the best use of the space, most usable long term and can even have great storage inside (under?).  No how to complete?  I always like to see a beadboard finish in that area; seems to make it feel &quot;Homey&quot;.   And it can be accomplished with a good carpenter for not a bunch of money.  Then you go find or have sewn, the cushions for it, in the colors you want.   Good luck !

**Q: Pros and cons of side facing garage** *(in Design Dilemma)*

Pros and cons of a front vs side facing garage? (We're considering a three car garage, the two car part facing the side of the house and the third facing forward i.e. West facing home, two car portion will open to the south, third car portion opening to the west)

A: Side load is nice for front elevation, but be sure there is enough room for the driveway turnaround area.  I have built many homes, majority have side load, but a few Owners who insisted on it without ample room, were not happy with the resulting issues and extra maneuvering.  And be sure you plan not just for the vehicle you have now (LOL - my truck is a 4 door and long bed - almost 24 feet long).  Good luck !

**Q: Ideas on wall decor??** *(in Design Dilemma)*

We just shortened the opening into our living/dining room and installed crown molding around it. Any ideas on how to decorate the walls on either side of the opening? Table, paints or picture frames?

A: You could add some trim on the walls to create &quot;shadow boxes&quot; and paint them the (white) trim color.  Give depth to the area with no obstructions.  Also an inexpensive way to jazz up an area.

**Q: Rear of my house** *(in Design Dilemma)*

The back of my house is boring! I want to paint mynpatio doors but there is white grids inside glass... Not sure how they would look. My white gable is so big but it gets so windy here everything blows away. The back of my house faces a lake with houses on other side so i want to pretty it up back there

A: I would also add some plant scapes at columns and use tall items.  Need to break up all of that &quot;squareness&quot;.

**Q: Need Help : Paint colors for entry way** *(in Design Dilemma)*

I like gray.  The dining room to the right of the entry will be navy and white.  The office / living room is undecided.  Any thoughts for the entry way?  I have up so many gray/ greige colors I am losing my mind!

A: Are you planning to tie in the inside of the trim insets?  I would use same top color and tie that in, would look great.

**Q: Kitchen rehab** *(in Design Dilemma)*

Is it best to have the new appliances in place before installing the granite? Or should it be the other way around ...Granite first then appliances?

A: The only caveat I would ad, is to have the appliances onsite when the tops are template.  That way, template crew has exact measurements, model \#'s and correct info, first hand.  I have always done this process this way, with no botched tops ever.  Money saved, everyone happy.
