**Q: black wall paint** *(in Photo Questions)*

**Q: Architect meeting this week! Need feedback on the ‘perfect’ entryway!!** *(in Building a Home)*

I have always wanted an L shaped stairway with a balcony for an entry way. The issue is that it takes a lot of space, and is less open to the main area of the home. 

I like something like photo 1, but I don’t love the fact you have to walk under the balcony. It feels closed off. However I do like that it would protect the view of the kitchen from the entryway. 

Right now the plans are drawn to have something like photo 2. Ignore the doorway on the left. Ours would not be that way really other than the closet. And the rail would be open to the living room at the landing. 

Photos 3 & 4 are sketches of our plans. Part of me likes the entry way separation & privacy, and part of me likes the idea of seeing my kids come & go down the stairs from the living room & kitchen. The sad part though, is there would be no balcony on that drawing. 

2 story house lovers....I need your input!!

A: Here is how we just did ours. its a big impact without taking up to much space.

**Q: Would you work w/ this builder under these conditions?** *(in Building a Home)*

We're looking for a new home and our ideal scenario is to find something that isn't quite built yet from a spec builder - so we can customize finishes and colors. The area we want to live in though doesn't really have any planned builder communities, but there is a builder that has been putting up homes that we like, in the perfect location, that has a lot that he hasn't started building on.
We went to see one of his homes that is basically done and going on the market - and the layout and size is mostly what we want. But he tweaked the design in such a way that the area where the kitchen table goes is really too small for a table - so you'd have to choose between having bar stools or a kitchen table. The change had to be made on this lot to get approval from county - but that plus a few other decisions he made in the house made me question his ability as a builder. 
This builder has another lot that is cleared that we really like a lot. But he hasn't started building on it yet. He said that we could enter a contract with him, hire an architect to adjust the plans he has or even bring our own plans, and purchase the house for a price that I think would be difficult to beat if we went out and purchased our own tear-down lot, hired an architect and builder, and did our own custom house. 
I'm wondering if more experienced individuals here would enter into an agreement w/ this builder, and if yes, under what circumstances? We're thinking we could hire a lawyer (what kind, a realty lawyer or something more specific?), and an architect, and we'd be good to move forward.
The pluses of going this route - he has the construction loan, and he has the lot we want, and we probably would save money and get in sooner. But the risk is - this is a newer builder that's establishing himself still, and I don't know what kind of references he has. If we're not holding the loan tho, and we have a contract that stipulates the right things, wouldn't we be OK? Would an architect want to take on making adjustments to a spec build? Would it be better if we went our own way with more established builders? After doing some calling, if everything works out perfectly, maybe we'd come out even w/the price we're being given from this builder - but most likely - including costs of construction loans, etc - it'd be more for us to do it on our own.

A: We just built a 100% custom home with a builder and I can't tell you how bad the experience was. We had an attorney and a contractand. It meant nothing. We ended up parting ways with the builder mid project lost money and had to start with another builder. don't bank on the fact that you can sue him if anythi ng goes wrong because it's almost always never worth the legal fees and that came strait from my attorney. its going to be more money than you think trust me. especially if the guy isn't experienced.

We transformed a dark & out dated bathroom into a bright & elegant oasis!  We also eliminated a tub, and put in a large walk in shower complete with custom body sprays.

**Q: This is a copy of a 4,900 bed, I made it for $300** *(in Before & After)*

I got a local carpenter to to cut and hang the frame and side. made form lightweight MDF I painted the covered insulation with fabric and then used velcro to adhere to the wall.  So far so good:-)

A: I think the proportions look exactly as your inspiration picture. At this point it doesn't look like you could even fit a larger bed in between the nightstands as some have suggested. I think the only thing I would do is purchase two larger sized lamps to put on either side of the bed like the inspiration pictures have.
