Realtor said it looked neat/clean/bright/beachy and didn't need staging. (Hah!) Offered for sale prior to busiest season. No offers. Realtor said reduce price by $20K half-way through. Reduced it by $15K. Didn't sell, not even 1 offer. Realtor held open house for other brokers at end of busiest season. Realtor said the consensus was: reduce price another $15K-$25K. (What?! Again??) Hired Roxy instead. She did an excellent job, did it fast, and came in right on budget. And wow did it look fabulous! (Do we \*really\* want to sell??) Five(!) days after, and still well before the 2nd busiest season had even begun, we had 2 offers! (Yes, 5 days) Sold at $3K below our reduced price. Suspect we could have gotten more had we waited. (But there is a season in life when you really enjoy a beach condo, and a season when, well, you don't.) Back to Roxy. She really knows the market, the mindset of buyers, and how to put together items to look marvelous and thus sell! Should have hired her in the first place. (Best thing I can say about our realtor - or the whole lot of them actually given the consensus - is that he recommended her!) She's easy to work with, easy to catch on the phone or for meetings, and she keeps her promises. Highly recommend, A++, would rate her an 11 on a scale of 1 to 10. (Update: AND all the fees we paid to Roxy added to the condo's basis - which makes them tax deductible if what you're selling isn't a primary residence.
