The dimensions have left almost every sub contractor & supplier scratching their head. The elevations don't exactly match the floorplan either. Just about every plan I considered needed some kind of obvious change. An Extra small garage only a compact car would fit...attached to a large 2-story. They did make this change quickly, but I did not expect there to be any error on a plan that has been resold many times. Herbie doesn't return calls or emails. The lady processing payments was nice and helpful, but that's where the service stopped. It was determined that there are no errors on the blueprints. The designer uses a method for dimensioning that any competent framer/builder would be able to work from or adapt to their preferred method. As for the modifications, they were done quickly and correctly. We are sorry that his team of contractors were challenged by building this luxury home and wished they had contacted the designer direct for assistance with reading the blueprints. If you are fortunate enough to choose a good quality plan by a reputable architect then you are likely fine. However, if you have the misfortune, as I did, of choosing a plan (Montagna di Grazioso) where the architect's plans are extremely vague you will be extremely disappointed. As a builder I have constructed dozens of homes and buildings from blueprints and I have never seen anything as bad as these prints. The salesman was excellent until I started to have questions regarding the lack of basic information on the prints. He then would no longer return my emails nor my calls. I would hate to see anyone else purchase these plans and go through the same anguish that we did. **Comment from The House Designers:** > After purchasing house plans with The House Designers, the client spoke with the architect direct who we should note is the best-selling residential architect in the U.S. He also worked with our modification team to have his modifications updated. Due to local building codes and requirements, some stock house plans need to be modified by a licensed engineer to meet specific codes when the IRC is not sufficient for a particular county.
