> I am writing this review to share a significant and costly issue my family experienced with a home built by Alan Hans of Advantage Development. I believe it is important for potential homebuyers to be aware of these concerns.
>
> We purchased a home in 2019 built by Mr. Hans in 2012. In 2020, during a patio renovation, we discovered a serious structural defect. The deck, which supports part of the roof structure, is held up by three large columns. We found that these columns were buried approximately two feet below the grade line. As a result, the siding, sheathing, and structural supports at the base of the columns were severely rotted.
>
> Upon further investigation of the corner column, we found that the deck was improperly attached only to the columns , with no secure connection to the home's primary framing.
>
> We hired a licensed structural engineer to verify these findings, which confirmed the serious safety and construction flaws. We then contacted Advantage Development on three separate occasions to make them aware of the problem. In a conversation with their architect, the company acknowledged the issue but deflected responsibility entirely onto the original building inspector.
>
> While the building inspector may share some responsibility, the root cause is a fundamental disregard for sound construction principles and quality workmanship. Mr. Hans and Advantage Development refused to acknowledge or address the poor workmanship.
>
> We subsequently consulted with an attorney. Unfortunately, while a letter was sent outlining the engineer's findings, the 10-year statutory limitation on hidden defects in our state limited our legal options. Pursuing further legal action was determined to be cost-prohibitive compared to the expense of repairing the structure ourselves.
>
> Based on our experience, I strongly advise anyone considering building a new home to exercise caution. I cannot recommend Alan Hans or Advantage Development as a builder who stands behind the quality and integrity of their work.

> We built a house in 2012 with this company. My porch has dropped over 3 inches, the driveway has shifted so much where it meets the house that the first layer of stone has come off,  all of the outlets are loose, the cabinets are all chipped because the finish was applied incorrectly, we had a toilet leak down into the downstairs bedroom, the landing on the deck has dtopped over two inches, and the list goes on and on.  Worst experience and biggest mistake we ever made choosing this builder

> Built with them in 2017. Waited to write a review because I wasn't sure I wanted to.

> I get that building a house is a complicated process, and that the developer isn't directly responsible for the quality of the sub contractors work. At the end of the day we are happy with the lot, happy with the house. A lot went right, but quite a bit went wrong.
>
> At the beginning of the process, they were very helpful and extremely nice to work with. Loved the design they came up with. We had a few things that got a little frustrating during the process - specifically plumbing where we were told we could do some things with the shower only to be told by the plumber he wouldn't do it that way. A bit of a re-design and some restocking fees later - we still had some wires crossed and what I asked for wasn't ordered. A lot of finger pointing between Advantage and the plumbing supply store - no one would own up to the mistake and it ultimately came down to playing a game of chicken with our closing date. But thats not the reason for the review.
>
> Most of the work done to the house was great. But there are some areas that haven't aged well. We've already had to replace sections of the driveway due to heaving. The stone facing won't stay up. It was re-attached a few times during the warranty period - but it keeps falling off all around the house. The roof leaked and damaged the ceiling. Which leads to the reason for the review.

> They just didn't honor the home warranty. We had some electrical that never worked. We closed being told it would get fixed under the warranty. Never did. They sent someone with a caulk gun to seal where the roof leaked, but never came to fix the ceiling. (asked several times, tried to schedule repairs, tried working with the home warranty company) We had some not insignificant issues with drywall that we had to fix ourselves.
>
> I'll also mention that the home warranty company is absolutely useless. They don't make sure anything gets done. I reviewed them separately... Just don't expect much from that.

> The good:
> I had really good experience with the majority of their subcontractors.  Most were very helpful with options and putting together guys quality stuff. Overall it is a nice house.

> The approved electrical layout is not what they built. They changed exterior lighting without my knowledge. Their "foreman" never got back to me unless HE needed something and almost been never had correct information; we also agreed on several changes he failed to follow through and complete.
> Their overall communication was awful. I had problems because they changed appliance vendors without telling me, they never got back to me when I asked questions, there were multiple times where they called asking me to just show up on their time as if I don't work during the day, and they had cases where we showed up on time, but they forgot we were even meeting!
>
> The ugly:
> Concrete cracks; it is unavoidable, but it should not have cracked this badly when the house is only a month old. Basement, driveway, walkways, patio...  I don't know how they managed to get this many cracks so early in the life of the concrete.

> We have been in our custom built Advantage Developement home for about four months now and could not be more pleased. The whole process was a lot of fun. My wife and I have been going through the Street of Dreams home tour yearly for the past 11 years and over that time have been making lists of likes and dislikes, must haves and dreams. Once we made it to a point in life we could build our house we chose Alan Hans owner of Advantage Development because we have had about six friends build with him and all had good experiences.
>      We started with a floor plan my wife had drawn up using boxes on Microsoft word, met with Alan and Jack, his draftsman, and went over our list and budget. Once we broke ground work went fast and it was great to get to know all of Alans subcontractors. Alan's subcontactors are all true craftsman that are excited to show you how and why they do the things they do.
>       Once we closed on the house and moved in it was everything we could dream of and more. If you are interested in building a home I would strongly recommend Alan Hans and his crews, you will be pleasantly surprised from other horror stories of building I have heard over the years.
