For over 35 years, John Moffitt, Jr. has been actively involved in the residential real estate business. During this time, his objective has been to provide professional service assisting clients through custom building their home, establishing long-term business relationships, and successfully completing projects with expertise and integrity. Since 1981, John has developed homes in Leawood South, Hazelwood, The Sanctuary, Heather Ridge, Normandy Place, Parkway 133, Deer Run, Falcon Ridge, Cedar Creek, and Leawood Estates, among others. Moffitt Built was the builder of KC's first "smart" neighborhood and of Leawood's first NAHB certified green home.

With a strong background in the building/development business, Moffitt Built was established to see custom home projects from the initial design stages through completion in the company's exclusive subdivisions of Hazelwood, Heatherglen & Prairie Villas, among other well-known subdivisions in the area. Moffitt Built has completed other remodeling projects of existing homes in historic areas of Leawood, Brookside, Sunset hills, Fairway, Mission, and Prairie Village. John has been involved in the construction of over 500 homes metrowide and has a reputation for quality-built, energy-efficient, and green-based homes that you are pleased to call your own.

The founders of MOJO Built recognized a lack of qualified industry professionals who possess the ability and vision to design and build new homes that are in harmony with, and complementary to, established neighborhoods. Today’s lifestyles require modern floorplans with today’s technology, while simultaneously maintaining a design that fits within the neighborhood. In response, Joe Woods and John Moffitt, Jr. formed MOJO Built in 2011. Their mission is to maintain, preserve, and prolong the architectural integrity of a home within its established neighborhood.

**★★★★★ — Concrete Design of KC, Inc., March 2017**

> We enjoy working with Moffitt Built. We do the concrete flatwork on their beautiful homes. And we would highly recommend them. They are great at what they do. And we love working with them.

**★ — admiral0573, Sept. 2016**

> Builders and staff are not very knowledgable with regards to home construction, very arrogant. Hangs hat on the fact of building homes for over 30 years. Homes can be describe as fair, gets the job done with questionable skilled labor, poor craftsmanship. Slow to respond to warranty issues, when resolution is sought will continually hound homeowner to pay half. Notorious for ignoring homeowners concerns, hopes that homeowner will become frustrated and will no longer pursue issues. Recommendation, explore all home builder options before purchasing a moffitt built home.

**★★★★★ — Sue Moore Duncan, May 2014**

> As a realestate professional, it has been a pleasure to have my buyers work with Moffitt Built. The highest quality is their gold standard along with client satisfaction. In today's world, these are rare and valuable assets.

**★★★★★ — partakeincake, April 2014**

> John and his entire team are not just incredibly skilled at their jobs but passionate which makes a world of difference before, during, and after the custom home building process. John's level of building expertise showed through every step of the way and his attention to detail fostered the completion of a dream home that exceeded expectations.

**★★★★★ — jvjn1512, March 2014**

> Moffitt Builders designed, developed, and built our dream home. Customized from our lot to the individual design itself, they were right by us the entire time! Professional in every aspect and this carried down to the subs brought in. Truly know quality because it's not always apparent with others and is so representative of the entire Moffitt team.

**★★★★★ — bfinuf, Feb. 2014**

> We worked with John Moffitt and the Moffitt Built team on the design and build of our home in Shawnee, Kansas. From the design phase through the finished product, John and his project manager Todd Pitts were engaged and helpful in both decision making and delivering a quality product. John's team provided a great balance of quality and price considerations for us. We love the look, quality, and value of our new home and really enjoyed the experience working with Moffitt Built.

**★★★★ — bveskerna, Feb. 2014**

> John Moffitt was the general contractor for our custom built home. My wife and I were very pleased with the project. We took a great deal of time reaching some decisions on the project but were not pressured into making design decisions before we were ready. John wants to make sure that his clients create the custom home they have always wanted. The subcontractors used on the build were very quality minded and were very respectful of our wishes. The only negative is that I feel the cost of the project was somewhat inflated due to the exclusivity of the development which I believe is one of the finest in the Kansas City area.

**★★★★★ — ssj2012, Feb. 2014**

> This is the third house we have built. John Moffitt was different from our other builders - rather than just build any house and move on, he demonstrated a genuine interest in making sure the house design was well suited to the lot and our needs. John was involved in every step of the construction - from design and layout to the final finished product. He also demonstrated a keen desire to protect as many existing trees as possible, and he works with an exceptionally skilled group of subcontractors. A passionate, approachable and honest builder, John Moffitt helped make this a very pleasant experience. He takes immense pride in his work and house building is more than just a business to him.

**★★★★★ — User, Feb. 2014**

> Moffitt company built our house in 1996. His company was professional, knowledgable, and our home is perfect. Would recommend Moffitt built to anyone who wants a home of distinction.

**★★★★★ — johnoliveros, Jan. 2014**

> Moffitt homes are incomparable in the Greater Kansas City aea. Their methodical approach to quality and construction are seen as much as felt when walking into a home. He built my dream home 8 years ago and I still walk in and love it every day.

## Community Q&A

**Q: POLL: Do you have or want a pool in your yard? Tell us!** *(in Polls)*

It's summer time! Do you have or want a pool in your yard, or are you happily pool free? VOTE and tell us about it in the comments!

A: As a home builder & owner I have built & own a pool
one must have ones " Head in the game" - a saltwater system makes routine maintenance & care effortless ! But routine monitoring of basic chemical levels ( chlorine , alkalinity, PH) is needed & very important - but certainly not onerous.........
BEST benefit of a pool is the enhancement to the outdoor environment, wether used daily or just enjoyed from the patio/house

**Q: Love the light! Can you tell me where it is from?** *(in Photo Questions)*

A: This fixture came from Wilson Lighting in Overland Park, KS. It's a beautiful piece!

**Q: Selling parents' old home and need advice to help with curb appeal.** *(in Design Dilemma)*

The house has no symmetry as far a s window placement and the shutters are placed on some windows and not on others

A: A little landscaping and updated paint will definitely give the home more warmth and appeal. Here's a photo of a smaller colonial-style home I built with landscaping that might be suitable and inspiration for a deck, chairs, etc to give the home more personality.

**Q: Help with curb appeal** *(in Design Dilemma)*

Purchased this house about a year ago. I live in Northeast Ohio zone 6. Can you please give me some ideas to increase curb appeal...mostly with landscaping ideas for the front beds

A: Hi - I second Warner Decor's idea about the Adirondack chairs. It will reinforce the craftsman-cottage vibe of the home. I've also attached a picture of a similar home I built with a large front porch that you can use for inspiration in regards to landscaping.

**Q: Marble in kitchen?** *(in Design Dilemma)*

Counter top sales people advise against it, but I see so many here put in by designers. What experience have people had?
What is care and maintenance. What are the problems? Thank you.

A: Just saw this posting - I agree with other comments: for designers, it is a great look, for users it is problematic. Marble will not wear/endure nearly as well as granite.

**Q: Crown Molding With Bullnose?** *(in Design Dilemma)*

One of the features of our remodel is the addition of soffits and tray ceilings to almost every room. On the main floor, we started in the master bedroom and, even though the walls had the bullnose edging, we used the 90 degree edging on the tray because we added the built up crown molding inside the tray. The result is beautiful. Downstairs, however, all bedrooms and the kitchen/bar area all have tray ceilings done with bullnose without crown. If we do the family room ceiling downstairs with the bullnose as well, does anyone have experience with adding crown molding at a later date? Does the curvature of the bullnose take away from the clean sharp edges of the crown?

A: Just saw this - I would strongly discourage crown with bull nose. Let the bull nose stand on its own, as you have said, the sharp edges of the crown will most likely not complement the bull nose.
